Maintenance Charges
1. All the unit owners/users are liable to pay maintenance charges as per the society rules & regulations in
the beginning of every quarter before 15th first month of the quarter.
2. Yearly advance payee will get 10% discount on total maintenance amount.
3. Penalty of INR 10 per day will be charged in case of delayed payment.
4. In case of delay of more than 15 days in making the payment, parking facilities will be withdrawn for
member, staff and his associates.
5. In case of delay of more than 30 days in making the payment, all the facilities including electricity will
be withdrawn.

Terms & Conditions


Rent/Sale/Purchase
1. Anyone who is buying and taking the unit on rent should take NOC from society regarding maintenance
charges.
2. Anyone who will do so without information to society he will be responsible to pay the total due
maintenance of the unit as the laws mentioned under “Maintenance Charges”

Parking
1. All unit holders will get four wheeler & two wheeler parking stickers as per below given norms:
a. One car sticker per unit.
b. Stickers for Two wheelers will be as per requirement submitted by the unit holders in the given
format.
c. New stickers can be issued on the payment of Rs 100 for four wheelers & Rs 50 for two wheelers
after submitting the declaration/form
2. Parking is based on first come first serve basis; subject to availability.
3. Alternate car can be parked in case of stickered car is not parked for some given period of time
4. Parking is open from 6:00 AM to 11:00 PM and pre-intimation is to be given to guard if any member wants
to use parking & want to enter-exit apart of prescribed time.
5. All unit holders should park his/her vehicles as per the norms & instructions of the guard.
6. Commercial vehicles/goods carrier vehicles/transport vehicles are not allowed to park in the parking
area.
7. Liquor Drinking & Smoking is strictly prohibited in common area including parking area; fine of minimum
Rs. 1000 per person will be levied.
8. Parking area is a common area for all the unit holders and there is no dedicated space or parking area for
anyone.
9. Parking area/common area can be used for inaugurations by unit holders on making the specified amount
to the society (minimum Rs 2100) on taking written permission from the society; subject to availability.
Cleaning & maintenance of the area must be taken care after the function is over.
10. No parking will be allowed in-front of building’s main entrance and will not be allowed in-front of ground
floor’s units gates which are opening in the parking

Lift
1. Lift is for passengers only
2. No goods (excluding office computers, laptops, bag, files, stationery) are allowed in the lift including
water canes
3. There are certain parts of the lift which are not covered in Annual Maintenance so in case of
damage/repair, all unit holders need to contribute proportionately.
4. Lift will be closed from 11 PM to 8 AM
5. If anyone is found carrying goods in the lift, there will be fine of Rs 5000 which will be lived on the unit
concerned holder.

1. All unit holders are liable to maintain cleanliness & maintenance of the society.
2. All unit holders have to abide by the society rules & regulations.
3. Premises is tobacco, liquor & smoke free
4. If anyone found spitting, smoking, drinking will be fined Rs. 500 at the spot.
5. Common area is a pathway and should not be used for placing goods for longer hours (can’t be used as
storage)
6. Everyone has to maintain building elevation means has to take care of building colors, outside wiring, AC
units & AC drainage pipe.
7. Unit holder has to take permission/approval from society for all kind of connections like internet &
telephone line etc. Such service providers should also take written permission from society for giving any
connection to unit holders which can be chargeable.
8. Derivers, visitors and other people will not be allowed to sit in common area in the building or parking
area
9. Office timing
10. Complain register will be maintained with the guard which will be checked daily the office bearers and
possible complaints will be taken care accordingly.
11. Constructions: for any constructions, repair & maintenance, unit holders have to pre-intimate society and
wastages should be not allowed to dump in the common area.
12. Common area dustbins should be used precisely for dusts, small wastages but not for whole wastages.

Election
1. Elections should be held every 2 years / 3 years.
2. Society will appoint 2 persons for holding the elections as per the given tenure.
3. Society office bearers can reduce or increase the number of office bearers/executive members in AGM.
4. Conditions for vote
a. The owners of the flats or their family members have the right to cast the vote
b. Maintenance of the unit holder should be clear till end of current quarter
c. One vote per flat per post can be casted
d. The owners can authorize their tenants or anyone else (known to any of residents) to cast the
vote. Authorization must be given in written.
e. Duplicate authorization from same flat will lead to cancellation of the vote for the said flat

5. Conditions for candidate
a. The candidate or his/her family members should hold a flat in the building
b. Maintenance of the candidate should be clear till end of current quarter
c. He/she should be an active member of the building
d. He/she should be very much reachable for the members of the building
e. One post per person per flat

AGM/EGM
1. Office bearers can call EGM as & when required for taking decision or consent on any particular point.
2. EGM can be called by general members of the society with a majority of 51% if any need arises.

Corpus Fund
1. Corpus fund will not be used for regular maintenance purpose but if need arises for some huge
investment for certain things then only it can be used with consent of majority of members of the society
as agreed in the letter given to builder.
2. Corpus amount will be invested in best known forms to generate revenue for building maintenance.
