1. Registration Process in My Gate

Step 1: Download the My Gate application on your smartphone device

To begin using the My Gate User app, download our user application using the
following links:

(My Gate is a free app to download and requires no payment)

Step 2: Registering for a My Gate user account

Once you have downloaded the app, you need to register for a My Gate user
account. Following are the steps to create a new My Gate user account:

1. Enter your mobile number and click on Request OTP. An OTP will be sent to
your registered mobile number. After entering the OTP, click on Verify.

2. Next, enter your basic details and click on Sign Up.

3. Click on “Add Your Home”

4. Select the city Pune.

5. Type Name of Our Society “Western Avenue”

6. Select your Building Name & Enter your flat details

7. Then Click on “Upload File/Document”


If OWNERS: Please upload your Index-2
If TENANTS : Please make 1 PDF file for your NOC Form, Registered Rent
Agreement, Police Verification, Tenant’s rules & regulation signed copy, Adhaar
Front & Back and the Payment Receipt/Transaction Receipt copy and save your

PDF file and then Upload the PDF containing all your above mentioned tenancy
documents

8. And then click on Add Flat/Villa.

Step 3: Getting your account approved

Once you have created an account for your flat, the screen says 'Your account is
pending approval” which means your account needs to be approved by the Admin
of your society. Once approved through the community dashboard, you can start
using the app.

2. Registration Process in My Gate – NRI Members

*How do I configure MyGate app for an international phone number ?*

NRI residents can now sign-up to MyGate app using the international phone
number by following the simple steps below;

1. Open the MyGate App and click on the Sign-up button.


2. Click on the country code +91 and select your country from the drop
down
3. Enter your phone number.
4. Click on Request OTP.
Enter the OTP and your personal details.
5. Click on Add Flat/Villa.
6. Click on “Upload File/Document” and Attach your Index-2
7. Submit

*You have successfully signed up on MyGate*


Your application will be reviewed and Approved if Index-2 is attached
during registration.

3. Rule for Tenant Move-In


If you are planning to rent out your flat or move-in to the society, you are
requested to connect with the Society Facility team / Helpdesk by sending the
request for renting the flat to facilityhelpdesk41@gmail.com &
facility.westernavenue@gmail.com in at least 1 Week Advance.

Owners need to register on My Gate before moving into the Society by


attaching their Index-2.

Tenants Move-in:
Based on the request, The List of required documents & the formats will be
attached which you need to fill and then upload the scanned file on our society
management software “My Gate” before the date of tenant shifting to proceed
smooth shifting of your tenants.
Please note that "No Tenants movements will be allowed inside
premises without uploading the below mentioned required
Documents".

So, for tenancy processing, we request you & the Owner to register yourself on our
society software "MY GATE APP" which you can download from your Mobile
Play Store.
Before you proceed for registration on My Gate App, you need to pre-save all
your below mandatory tenant documents in 1 PDF File (below 5MB) which
you need to attach during your registration process (given below) on My
GATE App for getting further Approval from Society Admin:

1. Flat NOC Form
2. Copy of Registered Rent Agreement
3. Copy of All Tenant’s Police Verification
4. Copy of All Tenant’s Govt. Address Proof (Adhaar /Voter ID Front &
Back)
5. Copy of Signed Tenants Rules & Regulation Form (To be Signed by all
registered tenants as per mentioned names in Rent Agreement)

Please note that all these above documents need to be attached on My Gate in
advance before the tenant shifting into the society.

(Post 8pm shifting is not allowed at all)

4. Rule for Tenant Move-Out


For Moving out from Society, Residents are requested to intimate and
contact Facility Office Helpdesk by mail to facilityhelpdesk41@gmail.com;
wa.facilitymanager@gmail.com & facility.westernavenue@gmail.com at
least 1 week in advance to ensure smooth move-out process.

Owners & Tenants must settle their all applicable outstanding dues before
moving out from Society and based on which Facility team will disable their
issued RFID Tags and update My Gate Data accordingly.

While moving out, please do not throw any household scrap furniture at
Floor Lobby and the same should be scrapped outside to Scrap vendors.
Please do not throw any scrap in Parking or in any common area, in case of
such finding, Rs.500/- penalty along with the actual amount incurred to clear
the left over scrap will be charged to the Owner against the Flat No.

In case of any damage found in Lift during the material movement, cost of
actual damage will be recovered from Tenant/Owner.

5. Rule for Interior Work in Flats


Residents are requested to read the rules before approaching Interior Work
in Flat and reach Facility Office. Please follow below rules if you are planning
for Interior Work in your flat:

1. All interior/modification/fabrication work request/application to be sent for


approval process in a week advance to facility.westernavenue@gmail.com.
2. The applicant is requested to collect and submit the form for
interior/modification/fabrication approval (available with society facility)
with a refundable cheque of Rs.5000/- in favour of "Western Avenue CHS
Ltd".
3. Please note, the prior approval to be taken from society management prior to
1 week of actual work commencement and without form submission, no any
interior/fabrication material would be permitted for entry into the society
premises.
4. Refundable cheque can be collected from facility office after a written
declaration of the said work is over to above mail id. The refundable cheque
will be returned after inspection of said work. In case of any
issue/complaints, necessary applicable charges would be adjusted from this
refundable deposit amount and applicable amount will be refunded.
5. No Structural changes & elevation is allowed inside/outside flat. No
fixed/non-removable covering in open terrace is allowed. For any required
changes inside flat, you are requested to consult with the builder.
6. Under any circumstance, Society will not be responsible for any action from
any Govt. Authority in case of any complaints as well as any damage
happens inside your flat OR to any neighboring area caused by your any
interior/modification/fabrication work and in that case, you will be fully
responsible for your interior/modification/fabrication work / damage done to
other areas / any other consequences to other resident’s inconvenience.
7. No Dumping will be allowed in any parking space including resident’s
personal parking. In case of any such finding Rs.200/day will be charged
from the date of communication. In addition, post 10 days society will clear

the area by tractor and cost will be recovered from the deposit amount or
will be posted in Maintenance Bill.
8. During your interior work in your flat, if any common area/article damage is
noticed by society/facility during movement of your interior
material/activity by your interior worker/contractor/interior material
movement, the actual cost of the damage will be applicable.
9. Interior workers to do their interior work inside your flat only by keeping the
flat main door closed so that the common area are not made dirty. Please
instruct your Interior workers not to put any interior waste (Wood/POP
Dust) in any drainage/WC, it will choke entire drain line.
10.No interior workers / Contractors/ Vendors are not allowed to bring
Gutka/Tobacco/Alcohol inside the society. In case of findings of Spitting
Gutka in any common areas, penalty of Rs.500/- will be imposed.
11.No interior workers / Contractors/ Vendors are not allowed to do their work /
dump their material at any common area i.e Floor Lobbies, Refuge areas or
any common areas. Please note, due to safety reasons, “REFUGE AREA”
need to be empty all the time and without any material, which is an
emergency area for use during FIRE EVACUATION, in case of any fire
anytime. STORING/DUMPING ANY INTERIOR
MATERIAL/WASTE AT ANY REFUGE AREA / FLOOR LOBBY IS
STRICTLY PROHIBITED & if found then Rs.500/- Penalty would be
applicable and would be adjusted from the refundable deposit amount.
12.Interior work timing would be from 8am till 8pm ONLY, And No Noisy
Work is allowed between 8pm-8am. In case of any complaint of noisy work
from others between the mentioned restricted time, then Rs.500/- Penalty
would be applicable and would be adjusted from the refundable deposit
amount.
13.Interior worker/Contractors/ Vendors to use “STRETCHER LIFT” Only
for any movement of Material / Households furniture / item. MISUSING OF
LIFT / USING PASSENGER LIFTS FOR MATERIAL MOVEMENTS IS
STRICTLY PROHIBITED & if found then Rs.1000/- Penalty would be
applicable and would be adjusted from the refundable deposit amount.
14.Any interior material coming into society will be checked for approval
process for their entry. In case of not having prior approval on the same,
such interior material will not be processed.

6. Rule for Amenity Booking for Residents

A> CLUB HOUSE HALL

1. Event Timing
a.Morning slot – 10 am to 4 pm
b. Evening slot – 5 pm to 10 pm
2. Charges & Penalties:
a.Without AC – 3000 /- per slot
b. With AC – 4000 /- per slot
c.For any personal Event Booking, a Refundable Security Deposit of
Rs.5000/- each booking must be paid by Cheque only in advance in
favour of “Western Avenue Co-op. Hsg. Society Ltd.” which will
be refunded on next day of the event subjected to any damage/penalty
applicable.
d. Any damage (plumbing line/choke-up/spillage of food waste in
garden plant areas/lawn/chair/table/AC/remote/wall paint) during
the function will be claimed either next day by UPI, if not paid then
Security deposit Cheque will be presented to bank in your account for
recovery of the Damage/Penalty
e.The security deposit cheque to be collected within 2 days after the
function is over from the Society Facility Office. Society Management
will not be responsible for any cheque misplaced if not collected
within 1 week
f. The club house is strictly to be used for event or function by the
residents only. Club house is not be used by relative or friend
together, if found Rs.10,000/- penalty will be levied.
3. DO(s) & DON’T
a. Cooking food inside hall or nearby area is not at all allowed
except poori/chapati.
b. Washing utensils/clothes strictly prohibited. Avoid wastage of
water.

c. Pasting decoration work is not at all permitted


d. Loud music / Brass band/ Orchestra is strictly prohibited, if found
the management has the right to stop the function/charge suitable
penalty.
e. Club house booking for marriage, reception, engagement is not at all
allowed.
f. Allotted chair/table not allowed to be moved in personal flat
g. Drinking alcohol & smoking is not allowed.
h. The Closing time of club house is 10 pm post which all the lights
should / would be switched off by concerned security personnel.
i. Event organizer to clear all the event waste garbage through their
vendor.
j. Avoid doing activities which may disturb other residents.
k. Inform your visitors to park their vehicles at Common Parking
near Shops or at designated visitor parking. Any wrong parking
will be applicable fine of Rs.500/- for 4 Wheelers and Rs.200/- for
2 Wheelers will be applicable.
4. Guidelines
a. Club house will be available on the first come first basis and as per the
availability.
b. For any kind of help/assistance call Facility/Society management
office before 6PM / get connected with security supervisor at Main
gate.
c. Any booked class/activity at club house hall/lawn will get
automatically cancelled in case of booking for any event.
d. Lights inside the club house is as per standard, still if any additional
light fittings required, to be arranged by the event organizer.
5. Cancellation Process:
a. Club House Hall Booking Cancellation will be accepted for refund
only applicable after 15 days from the Booking date or Before 15 days
from the event date. Any booking done in less than 15 days from the
event date, no refund on cancellation will be done.

b. Any change in date of function should be informed in one month


prior, however in that case, booking for new date will be subjected as
per availability of the venue.

B> CLUB HOUSE LAWN

1. Event Timing
a.Morning slot – 10 am to 4 pm

applicable after 15 days from the Booking date or Before 15 days

per availability of the venue.

7. Policy for Swimming Pool Usage


Timings -

General Timing:

Monday: CLOSED
Tuesday: Friday: 6 AM-12 Noon & 3 PM-9 PM,
Saturday & Sunday: 6 AM-1 PM, & 3 PM-9 PM

Reserved Timing:
Ladies and Kids: 3PM-4PM

General Guidelines:
1. No Lifeguard in Swimming Pool, individuals are liable for their own safety
and risk.
2. Kids below 10 Years are not allowed without their Parent/s/Adult Guardian.
3. Person entering & using the swimming pool will do so at their own risk.
Society Management is not responsible for any incident happening to the
user.
4. Users must make their entry at the Security Entry Register.
5. Please do not carry any valuable items while coming to use the pool and take
care of your own belongings. Society Management will not be responsible
for any loss of your personal belongings
6. Please take shower before going into the Pool
7. Residents to use biometric access for entry to pool. For getting access,
contact Facility Office

Tenant Guidelines:
1. No charges for Tenant’s Kids below 18 Yrs.
2. Tenants above 18Yrs to Contact Facility Office for using Pool between 9:30
am to 5:30 pm.

Do(s) & Don’t:


1. Proper Swimming Attire & Swimming cap is MANDATORY to use the
pool. Deviation from the same will incur fine of Rs.500/-

2. Please remove your Shoes at the Shoe rack near Club House Stairs. No
slippers, sandals, shoes allowed in Pool Deck Area.
3. Running/Diving/Pushing/Nuisance/Rough Play not allowed in pool.
4. Smoking/Drinking Alcohol/ Eatables/any Drink items strictly not allowed
and in case of any such findings Rs.500/- Penalty will be applicable.
5. PETS ARE STRICTLY NOT ALLOWED IN POOL, In case of any water
damage due to any PETS, Entire cost of Pool Water Replacement will be
chargeable to the Offender.
6. Please do not Spill Soap Water inside washroom as it will make the floor
slippery and very unsafe for others.
7. NO BOYS/MEN are allowed in Ladies Timing between 3pm to 4pm.

8. Policy for Gym Usage


Timings - 6.00 AM to 12.00 Noon & 3 PM to 09.30 PM
1. Children below 18 years are not allowed.
2. Please carry a towel/napkin to wipe the sweat on the body as well as on
the equipment after use. Maintain basic hygiene.
3. Please consult your physician before starting any exercise regime. Usage at
own risk.
4. The equipment’s in the gym are society property. Use them carefully. Do not
drop the free weights on the floor, keep them down gently. Any damage to
any equipment will be chargeable as per actual cost of the damage.
5. Use of sports shoes with a soft insole is mandatory to avoid injury to the
joints and damage to equipment. Entry with Dirty Shoes is strictly not
allowed, in case of such finding, Rs.500/- penalty will be imposed
6. Always return the equipment’s to their original storing place, after use.
7. No eatables allowed inside gym.
8. Please restrict to the time limits and allow others to use the equipment.
9. Kindly take care of your personal belongings like mobile, bottle, jewellery
by your own, management will not be responsible for any theft, loss or
damage.
10.Please switch off the AC & lights when not in Use.

9. Rule for House Help/Maid


Note : These rules for your own and other residents safety and are drafted in line
with local police station requirement

• All staffs/vendors engaged by the residents is required to provide necessary


Govt. identification proof including photographs to the security desk on Day
1. They need to be registered in My gate.
• Do not engage House Help/ Maid without obtaining references/Police
Verification certificate and do not employ any child labour as House Help/maids
which is an offence.
• It is advisable to have local reference contact details of minimum two local
person of House Help/Maid by the resident.
• It is advisable to have local address collected from House Help/Maid by the
resident
• Resident to Remove House Help/Maid from his/her My gate profile in case of
disengagement immediately

10. WA Society PET Policy


Please note, Pets are allowed in our society with below following rules:
1. Residents who have pets, need to register their pets at Facility office by
submitting Pet Application form available in Office.
2. Pet owners need to submit their pet’s vaccination certificates to Facility
Office during submission of Pet Application form. For cats, Anti-
Rabies and Feligen/TriCat must be renewed every year. Dogs must be
vaccinated with Anti-Rabies, DHLPPi, Coronavirus and KC vaccines.
Renewal to be done upon due date and failure to do so will incur penalty
of Rs.100/day.
3. Feeding the pets is not allowed in any society common area, in case of the
same, penalty of Rs.500/- will be applicable.
4. Train your pets to attend to nature’s calls in your house. Pet poop/ urinate is
not allowed in any society common area including shop areas, finding such
issue, pet owner to clean their poop and pay penalty of Rs.500/-
5. Always keep your animal companions on leashes. Be mindful of your
neighbours’ safety when you take them out.
6. Pet owners must use Stretcher lift always while taking their pet out in
common area considering the Safety of Residents. Using passenger lift for
Pet movement is STRICTLY PROHIBITED, if found the same penalty
of Rs.1000/- will be applicable.
7. Pet Owner is responsible to other resident’s safety while taking their pet into
public places or any common area in society. Pet owner must SET PET Dog
Muzzle/Adjustable Strap with Leather to Pets especially in case of Dog.
8. No pet allowed inside club house, multipurpose court & children play area.
9. Any pet owner, who have not register their pet in Facility Office, they can’t
take out their pets in Society common areas.
10.Govt. banned Pets are not allowed inside society.
We request you to follow the set pet rules in society.

11. Rule for Advertising via My Gate and


Telegram policy
All the ads should be posted/routed through facility team only
 Only Home based/Non-commercial residents are allowed to post Free
of cost
 In case of business / commercial establishment (Not Exclusively for
WA Residents) there will be charges of Rs.500/-post/day (My Gate &
Telegram Announcement Group Only)
 Any deviation from above will attract penalty of Rs.1000/post

responsibility, and WA Committee is in no way endorsing the event or
responsible. – Same Disclaimer to be added in Every Event Announcement
Notice.
