RULES FOR OWNER FOR THEIR FLAT GIVING ON RENT

1) The Society member/ Flat owners will not be allowed to give their flats on rent to
Bachelors/ Group of Bachelors (male & Female) and to people who are associated
with entertainment industry.
2) Before entering into an agreement to rent out the flat, the Society member/ Flat
owner should give 15 Days prior notice to the managing committee and personally
meet the Managing committee along with the party who will be taking the flat on
rent.
3) The society Member/ Flat Owner can enter into a rent agreement only with parties
having a family. Family in the normal context would mean husband & Spouse with/
without children, parents with Son/ Daughters.
4) As per the Maharsahtra Rent Control Act & Mumbai Police guidelines, the Flat Owner
& Licensee need to submit necessary papers to Goregaon Police Station, S.V. road,
Goregaon West and complete the police verification before meeting the managing
Committee.
5) At the time of meeting the managing committee, the Society Member/ Flat Owner
should bring a letter of request stating He/ She wants to give out their Flat on rent.
The Licensee should bring identification proof of all the members who will occupy the
flat on rent. For list of other documents which the owner and licensee should submit
to the committee please contact the society manager. This proof will be taken as
record by the managing committee. If it is found that more members other than
whose proofs was submitted are occupying the Flat, then the Managing Committee
will hold the Society Member/ Flat Owner responsible and will be given notice to take
appropriate action against their Licensee.
6) The Managing Committee will have the power to inspect the Flat on Rent to verify the
number of person occupying the Flat as and when necessary to do so.
7) If it is found that the licensee is engaging in any kind of commercial activity or illegal
activity, the Flat owner will be held responsible for the same and managing
Committee will initiate appropriate action against them and evict the licensee with
notice to the flat owner.
8) If the Flat owner does not have his own parking space then it would be strictly not
allowed to the licensee to park his vehicle (2 wheelers/ 4 wheelers) or any vehicle
anywhere in the building premises i.e. podium/ ground level parking. If the said rule is
not followed strictly then managing committee would issue a notice to the flat owner
to take action with their licensee. If fail do so managing committee will take the action
against the Flat owner/ Licensee.
9) The managing Committee strictly prohibits the licensee from keeping plants and
flower pots in the dry area and pets will not be allowed in the flat or anywhere around
building area.
10) The managing committee will charge a Loading charge and Unloading charge at the
time of occupying the flat towards the usage of luggage lift. This Charge will be
decided and revises from time to time by the managing committee as and when
deemed necessary.
11) The Licensee has to ensure that no storage will be kept in the corridors/ staircases. If
found not following the rule then action on the same will be taken by the managing
committee.
