Rules For members

Bye Law No 46(a) Additions & alterations in the flat permissible with the

committee's permission
No Member shall, without the previous permission of the Committee in writing, make any
additions to or alterations in his flat.
Bye Law No 46(b) Application for permission for Making additions and alterations

in a flat
The Member, desirous of making any additions to or alterations in his flat shall make an
application to the Secretary of the Society, giving all the required particulars.
Further action on such application shall be taken by the Secretary and the
Committee of the Society as provided under the bye-law No. 65.
Bye Law No 47(a) Examination of flats and report about Repairs to Flats
For facilitating discharge of functions mentioned under the bye-law No. 156 by the
Committee, every Member shall allow the Secretary of the Society, accompanied
by any other Member of the Committee, to enter upon his flat with prior intimation
to the Member, to examine its condition for ascertaining the repairs, if any,
necessary. The Secretary of the Society shall make a report to the Committee,
indicating therein the particulars of the repairs to be carried out by the Society at
its cost and those by the Members at their cost.
Bye Law No 48(a) Not to do anything causing inconvenience, to other Members
No Member shall do or suffer anything to be done in his fiat which may cause nuisance,
annoyance or inconvenience to any of the Members of the Society or carry on
practices which may be repugnant to the general decency or morals of the
Members of the Society.
Bye Law No 48(b) Committee to take action on complaints
It shall be competent for the Committee either sou-moto or on receipt of the complaint
from any Member, to take steps to stop all such practices referred to in the bye-
law No. 47(a) forthwith.

Garbage rules :-

1. Keep wat & dry garbage separately


2. Wet garbage sleeper will take every day
3. Dry garbage will take only Wednesday & Sunday
4. Please don’t keep garbage anywhere in parking area
5. Sleeper will clean building with water once in month
6. Sleeper will clean building every alternate day

Rules Regarding maintenance

1. Maintenance slip will be issues on every 1st day of month and payment will be by
10th of every month
2. After 10th of everyone if anyone doing payment, if should be consider late payment
and interest should be charge for next bill.
3. Payment mode will be only via Cheque & NEFT
4. No payment accepted via cash or Imps or any other mode.
5. Maintenance receipt will be issues after clearance of cheque in society account
6. Defaulter notice will be issues after non-payment of maintenance continue for 3
months
7. Complaint to the society registrar will be done if maintenance is due continues for
six months.
8. Defaulter list will be published in society notice board.
9. If any member doing payment via NEFT then the member needs to send payment
screenshot to secretary / treasurer.

Rules for flat owner :-

Maharashtra Police has issued guidelines to be followed for engaging tenants. As per the
guidelines issued by Police & smooth operation of housing complex, flat owning
member to ensure the followings,
1. Flat owner member should inform nearest Police station in prescribed form and
obtain NOC before engaging tenants.
2. A copy of form duly acknowledged by the related Police Station with a copy of
UID/PAN Card/Voter card of head of family of tenant should be submitted in
Association’s Office also before tenant takes position of the flat.
3. For existing tenants, profile mapping will be made each year as per guidelines and
it is flat owners’ responsibility.
4. Flat owners can be charged by the association for creating potential security
hazard and shall allow Police to take necessary action in case of above guidelines
are violated.
5. Flat cannot be rented out for following purposes:
i. Mess or arrangement of stay for group of men/women
ii. Arrangement for keeping paying guests
iii. For any business/ commercial purposes.
iv. For any purposes that is not allowed based on normal social behavior
1. Flat owner needs to clear all his previous dues to Association or else Association
may not approve renting flats and may take necessary actions. Also, flat owner
stays responsible for paying maintenance charge to Association.
2. Flat owning member remain liable to pay Rs 500 to association during tenant
moving in or out towards cleaning of premises. Additional amount will be added
with maintenance charge.
3. All general rules, regulations and decisions are applicable on tenants also.
4. Any dispute among flat owners (lesser) or tenant (lessee), the Association will not
interfere. Contract in between flat owner and tenant is sole responsibility of flat
owners.
5. Under any circumstances, if a tenant proves to be potential threat for harmonious
living in housing complex, Association reserves right to ask flat owner to vacate
tenant immediately.

Rules for Security: -

1. All outsiders need to make entry compulsory in registered.


2. No one do any kind of argument’s with security guard, if any dispute please inform
committee members.
3. No personal work assigns to security guard.
4. Please co-operate & give respect to the security guard.

Other Rules For members: -

1. All the residents should follow the rules formed by the Management Committee.
2. Any person shall not sit on or lean on vehicles, of other members, parked inside
the premises.
3. No honking/ loud horn inside the society premises.
4. Any person shall not indulge in heated discussions in open with the office
bearers/security personnel or any other society member. In case of any incident,
it should be reported to in society office/committee members.
5. Any person shall not shout loudly against someone unless it is warranted.
6. Fighting or strangling of anyone is strictly prohibited. If anyone is found indulging
with these kinds of activities, that individual shall be handed over to the police or
removed from the society premises by the security.
7. Damaging society property and member’s property will not be tolerated and
anyone found will be asked to compensate for the loss and will be handed over to
the police.
8. No one will argue with security guards to bypass the rules.
9. Listen to the needs of the old citizens of the society and small children in trouble.
10. No resident shall smoke, spit or consume alcohol in the common areas of the
society.
11. Keep audio levels of TV set, AUDIO system to minimum and that must not be a
nuisance to your neighbors.
12. Owners should take care of their pets and see to it that they don’t create any
nuisance to other members; in case of repetitive complaint necessary fine may be
imposed. Owner should clean-up any droppings by the pet.
13. Permission of the secretary must be obtained for use of loud speakers. Even then
the sound levels should not be high so that it doesn’t create any nuisance to other
members
14. No loud speakers are allowed beyond 10 PM on any occasions (personal or
common society functions).
