Dear Mr. Abdullah Bayabao,

We hope that this letter finds you in good health. We are writing on behalf of our
client, Marjorie Achacoso.

Facts revealed to us by our client show that she is the lawful owner of a titled
property in her name with an apartment built therein which is located at Lot 2., Purok 3,
Brgy. Tubod, Iligan City. Our client has been pleading with you to vacate her property
since she is now going to use and lease the same. It has to be remembered that you rented
the said apartment since January 2022 and that you stopped paying rent last May 2022 and
despite countless oral demands, you continue to refuse to do so.

It is now at this juncture, that I, on behalf of my client, hereby demand that you
pay for the unpaid rentals and vacate the premises of my client’s property which you
are occupying ten (10) days from receipt of this notice.

It is incumbent upon you to GIVE PREFERABLE ATTENTION and SERIOUS


CONSIDERATION to this Demand. Should you choose to ignore this letter by failing to
pay and vacate the premises of my client’s property ten (10) days from receipt of this notice,
my client will immediately FILE THE APPROPRIATE CIVIL CASE against you.
