Dear Mr. Abay,

I am writing in my capacity as the owner of the property you currently

occupy, more particularly described as Blk 17 Lot 46 Phase 2 Green Estate Brgy.
Malagasang 1-F, City of Imus, Cavite.

I acquired the said property through Pag-IBIG Housing Loan Program. On

August 2022, I leased out the property to you for a period of twelve (12) months,
beginning August 2022 until August 2023, for a monthly rent of Php 5,200.00. A
Copy of the Lease Contract is attached herein for your reference.

However, you never paid the monthly rentals beginning November 2022 up
to present. Under the Lease Contract, failure to pay the monthly rent for two (2)
consecutive months shall render the contract ineffective and, thereafter, you shall
voluntarily, peacefully, and unconditionally vacate the property and surrender its
possession to us, with or without demand.

Hence, this serves as the FINAL DEMAND to (a) pay all due and unpaid rent
arising from the lease amounting to Php20,800.00 as of 1 March 2023 including
interest and (b) vacate the leased property, within five (5) days from receipt of this
letter. Otherwise, I will be constrained to file the appropriate legal action against you
for the unlawful occupation of my property.
