3 230902 - LMPA - 100%CD - Waste line routing - Update 11/14/23, DJ 8hrs
This will be standard sequence with VBC projects - VBC being the producer them self - and having struc-
tural and MEP(us!) as part of their team - especially for plumbing - we will go back and forward several
times before structural and MEP settles. At this stage for both 230704 and 230902 when it comes to sets
and especially floor configuration - we have open card as it is to design the pipe routing as needed for VBC
to actually install it in the factory per their preference. Please use the structural sets currently available (as of
October 20th) and once VBC likes the routing - structural will accommodate to create different boxing
methods in the floor.
Yes - as in 230704 - all waste is in the floor - again we have open card when it comes to structural - height
stays 9-1/4" - but structural will support and reconfigure later to our needs for all waste pipes routed
through the floor, Interstitial space is ONLY for PEX and PVC for CD - any ceiling horizontal routings. Draw-
ing calls for 5 -1/4" but even structural has confirmed 5-7/8"

Water pressure tables are as follows:
2 psi/100ft CPVC for all commercial stubs and distribution from WM to Boilers
8 psi/100ft CPVC for distribution from PRV's on boilers to water submeters inside units
12 psi/100ft PEX for piping inside the units after the water submeter
Go thru markups saved below and update the boiler pad locations and some of the distribution drops after the
boiler. Please have this equipment location updated by tomorrow. Also please update the general sheets per
the markups saved there.

Please see markups below and do the study for the 2 options; either increase the courtyard storm tank to
90k SF and only markup the areas you will be collecting the storm and only model the furthers run to get
the new invert. Option 2 is studying the same but for 115k SF into the tank.

building, I think I clouded them all in the markups. Mechanical will be working on addressing the ID
markups that are also saved in the folder (it's a big file so maybe just coordinate with M directly in the of-
fice as to what to avoid). ID latest drawings should be on BIM 360. Please coordinate with mechanical to
avoid ducts and mechanical equipment. Give me a feedback document showing the plumbing on the ceil-
ing and any possible conflicts with M or ID.
Also, please keep in mind about the minimum owner design requirements and provide a feedback for what is
missing and/or needed for the 60%CD submittal on 7/21/23.

• We need typical building riser diagrams in our plans for our due date Friday; this can be 3D views of

1. 23-0721 pending markups + my feedback to the pending items, see feedback for the rest of the items

2. 23-0724 new markups showing water distribution on the building. Please see feedback document
for the distribution on the rest of the building with PRV-G1 and G2 (G for Garage) and PRV-C1 and
C2 (C for Common areas in building), make sure the water is coming from the correct water
line/PRV and at least have a water POC for all common areas.
3. 23-0717 irrigation lines.
4. 23-0720 double check this is good.
5. Continue with the condensate lines inside the units, see feedback for guides and create typical con-
densate riser diagrams for the unit stacks that cannot gravity to lavatory.

1. This markup has a better water distribution for the 10" CW line going to the left of the
building and the PRV's => done for water routing, other pending - Please finish the pend-
ing items
2. Also includes markups for the condensate on units, please work on this after water distri-
bution, create typical riser diagrams for Condensate stacks needed where we cannot grav-
ity out. => completed for 28 units, followed your new instructions for how CD routing not
gravity out. No CD diagrams - Hold on inside unit design, skip to creating typical conden-
sate riser diagrams. We need this by the end of day today.
2. 23-0717 Irrigation Lines. Please try to finish this today.
3. Continue working on inside unit condensate design.
We are submitting our 60%CD sets tomorrow. Please update sheet index and send me a new excel for-
mat sheet index. Also make sure you publish a clean and complete PDF set.
UPDATE
I didn't see the common area on Level 1 completed, can you make sure it is, coordinate with structural and
mechanical to avoid conflicts and markup any conflicts that cannot be avoided.
Then check for footings and structural elements for all the main pipes we have already shown and move
away from conflicts as needed. After this check, start combining all storm and then sewer for all the build-
ing.
After that area, please continue to coordinate the main routing underground with the footings and avoid
the footings as much as possible. Then please separate the ground level in two sheets:
1. Only below grade piping
1. Create Section plans (A, B, C and D sections) for below grade plumbing only.
2. Include all drains located in ground level, storm tanks and drywells
3. Include all water, gas, waste and vent that are below grade
4. Include the sump pump and sewage ejector
2. Only above grade piping, keep showing this on Level 01 floor plans

After the sheet's separations, please complete all storm routing inside the building and start with the storm
riser diagrams.

1. Please complete all other courtyards above grade except for Level 8 Garage drains, and start with
the sizing and riser diagrams.
2. As for the other drains on the ground level, please hold on to those while I get the complete infor-
mation from Landscape and Architect.
3. Arch just told me they about to complete a revised locations of the deck drain on Level 8 courtyard
and that the Arch model was already updated. Please update the level 8 drain locations, after 1 and 2
points are done.

Please read below, Level 8 is completed and some drains on L2 and L3 were revised. Please update our plans
and do the riser diagrams for all storm drains above grade, please still hold on the ones on the ground level
courtyard.

The deck drains on Level 8 have been updated and the overflow drains and planter drains have been placed in
the Revit model.
Please also confirm that the placement and quantity of overflow drains are acceptable.
We also revised some of the overflow drain locations on L2 and L3 so make sure to review them as well.

Please update plumbing to match civil. See attached for her markups. This should be priority 1.

That comment was by Civil engineer. They are designing some of the inside courtyards on ground level so
we just need to pick up the POC. Then proceed as follows:
1. Please continue on completing everything inside the garage per new model that will be uploaded
tonight. Plumbing will need to route a lot of the pipes in between beams, avoid penetrating the
beams, it doesn't matter if we cannot combine a lot and we have a lot of penetrations on top floors.
Try to combine pipes on the levels below without having the pipes too low. Publish all the Sector B's
(where the garage is enlarged) and cloud on PDF all the penetrations that we have between floors at
the end of day.
2. See email with Interior Design coordination and cutsheets. Provide plumbing to all items mentioned
on the email.
HED has provided the precast model for the garage. It is located here

First off all, bottom of the T stem to the finished floor is 8'-1/2'' NOT 8'-3/4'' per section cut screenshot
shown on the markup (page 8)

This is just an example of how I treat the system, in general piping will run between T stem and when it is
near to the parking wall we will drop under T stem. And I made sure in the parking aisle the piping will stay
close to the ceiling and run parallel to beams also 8'-2'' met (or try to meet), when drop down under T stem
and going against the parking wall (no vehicle circulation here) 7' met

Lastly I wonder about where we can place the vertical piping. Per instruction here is the 7'' gap, It is not
clear for me, please see image at last and confirm that the 7'' mentioned area is the YELLOW strip? Can we

submitting to LID tomorrow so I need to give them all the STORM system to submit.

Please add this notes below to the Gas Riser Diagrams as well as the Gas Room Enlargement. Please publish
those two sheets with the notes included. Then continue with the rest of the pending items.
UPDATE 09-15-23
LADBS rejected our submittal so now we need to focus on this to fix it. Please assign people to work on this ei-
ther on AutoCAD or a regular Revit model, whichever is faster. If you need to work on autocad then it's fine, we
need to complete this. Please note our main objective is to complete the Riser Diagrams.
1. Please note that the single 10" SS POC going to 39th St is now split into two 8" SS POC's (plus the 6"
SS you already have from the GI outlet). For the one 8" SS POC located north, get that fill up to the
max of 2112 DFU at 1% and then start sloping at 0.5% but do not connect anything else. Please note
that for this calculations you only need to do markups on a PDF, you DO NOT have to show it on the
model or the floor plans, only do the calcs for what you can grab and based on that complete the
Waste/Vent Riser Diagrams. See markups below.
2. For the other 10" SS POC's going to Figueroa, do a sketch of the routing they need to take and what
are they grabbing on PDF and then complete the Waste/Vent Riser Diagrams for those SS POC's.
3. Complete water riser diagrams, do markups on PDF as needed to figure out the routing but it should
be pretty straight forward because the building is pretty symmetric.
4. Only complete the floor plans (model) when you're finish with points 1-3.
Please note we need this fast, and this project is relatively simple so please follow the new method of doing
complete riser digram below.

please update per new Civil drawings and match the sizes and locations for the LID system (storm piping
location, CDS units, storage tanks, drywells, overflow drains and curb-o-lets sizes to the street curb). After
we connect to the CDS unit on the courtyard, everything should be label as 'per civil'. For the sump pump
discharge, also show the overflow drain and curb-o-let by civil on our drawings. Make sure we have all
these on our riser diagrams. See email for the new Civil backgrounds to be used.

The CAD has been uploaded onto BIM360. As mentioned in our call, we have up-
dated the SD pipe to be 15” in the courtyard, from the POC. The 15” overflow from
the CDS will connect to a 36” SQ catch basin, which then connects to (3) 3”x27”
curb-o-lets.

You are right on the emergency drains not needing a 1/8” slope as these are not open to sky so they’re not
storm drains. For the ones that are, a solution I have seen is a trench drain but I don’t how feasible would that
be with this precast garage construction. Adding more drains is okay.

To continue our discussion regarding the floor drains at the garage level. I have attached a sketch of my study
of how to resolve the 1/8” min slope issue discussed during our last meeting.
I think the only area of concern will be where we provide storm drains on Level 7 and the mid ramp between
Level 6 & 7. We will need to add a few drains to maintain the 5” average concrete thickness (4” min. – 6” max.
at the highlighted areas) and avoid dropping the double T’s more than 2”. After you review, please let me
know if you want to have a separate meeting to discuss.

Since Salvador is out, can you take a look at the proposed solution for the garage and let us know if you see any
issues or concerns?

The model we have provided is different from what we rushed to submit last time to the city. Owner and
their BIM clash team noticed the discrepancy between the PDF submittal set and the model. Can you please
confirm if you have completed updating the model per everything that was done on CAD to be able to
submit? IF model still not completed then please have this your #1 priority and provide estimate of how
long you need to reflect everything on the model.

Trash chute rooms on unit floors only get floor drains, no hose bibs. The main trash/dumpster area

I talked to Civil about the comments for the Storm Storage tanks and CDS units on both the garage and
courtyard and he said that those are OLD backgrounds. Can you please check and remove all the older
backgrounds and only have the newest one? Also for the GI pipe inlet, please have 6" going to the GI inlet
and outlet.

attached here, if you already moved, just make sure it's not in conflict with anything else.
also make sure you look for conflicts on the garage level. Electrical team sent me the conflict below. Please
