1. Introduction

This document describes the scope of services for the Equinix FR2 Data Centre project to bring the design
provided by the Client from RIBA Stage 4 to RIBA stage 5 & 6 (Construction & As Built). The requirements of this
document are based on the design scope split, Contractor requirements, Client requirements and Consultant
Technical Proposals in place at the time of issuing this document.

2. Definitions

For the avoidance of doubt, the following definitions are used in this Scope of Services document:

• BIM Modeler: GBC Engineering

3. Scope of Services

The Consultant and the BIM Modelers shall adhere to the Client requirements depicted in the Scope of
Requirements (SOR), Basis of Design (BOD) and design scope not provided by the Owner Furnished Contractor
Installed (OFCI) equipment or system vendors.

The scope of design is on a back-to-back basis. All design works described in the SOR and OFCI Responsibility
Matrix under “General Contractor” or “Engineer of Record” columns relevant to the Consultant design works are
deemed to be part of the Consultant’s scope of services.

The following order of precedence applies for the scope of services and requirements. Any conflict observed in
the various used documents shall be resolved following this order.

The first item “1“ takes precedence over the next item and so on:

1- Particular Requirements (part of this document);


2- Main Contract;
3- Client Scope of Requirements (SOR) and Basis of Design (BOD);
4- Client OFCI Responsibility Matrix;
5- Client provided drawings and other design documentation (Reports, Specifications, Calculations and the
like);
6- Consultant Technical Proposal.

4. Design Scope Split

The entirety of the design scope is split among different specialist subcontractors and BIM modelers in
accordance with the design scope split matrix under Appendix A.

The scope of works with a Level 4 design being provided by Royal Haskoning

The design works consist of a complete design for Architectural, Civil, Structural and MEP work for:
• FR2.4
o Generator
▪ 1 power string (1 MV/LV transformer, 1 Generator, 1 Mechanical SWB)
o Roof
▪ Replacement of 8 chillers, installation of a Pergola and installation of a new acoustic
façade.
• FR2.5
▪ Installation of a new raised access floor in the logistic area
▪ Installation of a new loading bay
▪ Installation of new fuel tank area
▪ Installation of new sprinkler tank area

4.1 Mechanical Scope of Work Summary

The mechanical scope is to install a fire suppression system, cooling system, fuel system, process water,
ventilation system, drainage, and public health system.
The cooling system shall comprise of replacement of 8 old Chillers (HIREF) for new Aremec ones and the chiller
pipe work to be adjusted accordingly.
The Ventilation system shall comprise the installation of 1 AHU (2300m3/h) and installation of ventilation ducts
on the technical and storage rooms
The Fuel system shall comprise the installation of 3 new fuel vertical tanks – 50m3 each, plus fuel pipe work to
be connected to existing main line and a fuel filling point for all 5 fuel tanks (2 existing + 3 new)

4.2 Electrical Scope of Work Summary

The electrical scope is to install 1 power string (1 Transformer – 2.5MVA / 1 Generator – 1.82MW / 1 Mechanical
LVSWB), SPL for all new storage rooms and new Logistic area, access control system, BMS system.
The new Mechanical LVSWB will be responsible to supply the secondary feeder of 9 no of chillers on the roof,
the feed for the new AHU-05 and the feed for the new SPL SWB

4.3 Civil, Structural Scope of Work Summary

The CSA scope includes site preparation, replacements of the Chiller acoustic façade, excavation, and
installation of fuel storage and loading bay areas. This will also entail external utilities installation and the
connections to the existing manholes on site. Inside the building, the fit out of the interior of the logistic area will
incorporate all welfare facilities and necessary parts, doors/windows/ceilings, partition walls, paint, and floor
coatings. The building will also have a structural raised floor installed on the ground floor.

5. Asset Codes

The design shall be carried out with due care for asset codes. The asset codes are provided in the Client design
and shall be kept in the same manner throughout the BIM model.

Asset codes shall be reflected in all design models, documents (such as schedules, specifications, etc.) and
drawings, including schematic drawings.

Since the asset codes shall be used by all trades, it is under the responsibility of the Contractor to manage and
keep an up-to-date Asset Register. It is, however, responsibility of the BIM Modeler to inform the Contractor any
repeated or mistaken asset code found on the design documentation so that the Asset Register can be
corrected.

If an asset coded item is added, removed or changed, it is the BIM Modeler responsibility to make sure such
asset code is added, removed or changed in their design documentation.

The Asset Register is a live document that will be shared with all trades.

6. BIM & Common Data Environment Requirement

The Common Data Environment (CDE) for the project will be Autodesk BIM 360. The Consultant

shall adhere to the agreed workflows for any type of information exchange.

All design submissions, reviews and any required workflow are done through the CDE for which each member
of the Consultant team will have access to. An Autodesk account must be in place for access. The Contractor
is responsible for training the members of the Consultant on the use of the CDE.

RFIs and design meetings records are also managed using the CDE.

The Contractor provides folder structure for the deliverables and the live project documents under the CDE.

The PDF, DWG and native file formats shall be uploaded to CDE at every submission.

All models and related documents shall be hosted in CDE project folder.

The live models (elements & sheets) shall be hosted in MER Project folder by using Autodesk Design
Collaboration.

The live federated model shall be located in BIM360 glue.

The models to be published/shared minimum one time per week on BIM360 for the other
consultant’s coordination.

The NWC models to be glued minimum one time per week on BIM360 Glue for the federated model.

BIM Modeler to update the TIDP weekly.

Modelling and coordination Requirement:


- Review and get the latest material submittals from BIM360.
- Make sure the material submittals are implemented in the BIM model.
- Make sure the schematic drawings are consistent with the model and layouts.
- Provide clash free models.
- BIM Modeler to coordinate with the other sub-contractors.

7. Language

The parties agree that English is the ruling language of the project and that all written and verbal
communications concerning work are in English. All communications with the authorities are in German.

The Design provided by the Client is mostly in dual language (English and German). The BIM model shall
progress in the same manner.

8. Meetings

The Consultant and the BIM modeler are required to attend design progress and technical meetings to
coordinate the works with the Contractor, other design consultants, specialist subcontractors and the Client.

The frequency of the regular meetings (via conference calls) will be weekly on a day to be agreed with all parties.

9. Change Control Process

Design changes must be controlled and documented in specific tracker provided by the Contractor.

Any design change must be communicated and agreed with the Contractor before proceeding. No design
change shall be made before agreed with the Contractor.

10. Quality Management

The Consultant and the BIM Modeler must operate a Quality Management System conforming to the
requirements of ISO 9001 and in line with the Contractor and the Client Quality Management System.
