(4 times a year).

Maintenance should include:


 Plumbing of lobby washrooms, recreational room kitchenette, and fitness room showers
 Electrical in lobby, elevators, recreational room, and fitness room
 Mechanical hardware for administrative technologies at concierge, elevators, and security system
 Carpentry on as needed basis
 HVAC in lobby, elevators, recreational room, and fitness room *Scope of work
 Landscape at main entrance doors excludes individual

Description of completed work order and materials used:


The following maintenance issues were found:
 Leaky toilet on main floor, stall 3.
 5 non-functioning recessed lights in the lobby.
 3 deceased Japanese maple trees, left of main entrance doors.
 Broken South side elevator floor 3 button.
 Malfunctioning thermostat in fitness room.
 A new recreational room kitchenette cabinet upper is needed.
 Mandatory aluminum railing is needed for fitness room stairs.

 2 AA batteries for thermostat
 24 in. Espresso-stained Maple Kitchen cabinet upper with soft close
 ¾ by 6 foot white aluminum square tubing with 42 in. posts and MIG welding wire
 1 foot wiring, floor 3 plate
