192 Claremont 03/07/2012 - Visit Report

Again, I would like to congratulate, Carlos, his team and Wellington/ Veritas for the continuous improvement of the appearance ,condition and operation of 192 Claremont building., keep your good work. The following is the follow up visit report from 03/7/2012.

Walk in inspection -Back of the building


Issues resolved /action taken. New trashcans have been placed and secured in the back of the building; the old ones have been removed. A new fence has been installed. The rodent infestation problem apparently has been resolved, mousetraps have been observed and there are no tracks, neither dropping in the area.

Concrete wall have been repaired, but work area still need to be cleaned from the debris and pieces of the old wall.

The basement is clean and all old furniture and kitchen equipment have been removed. The small office has not yet been set up. I recommend setting up a small office, with a table, chair, corkboard and small file cabinet. All necessary licenses and records should be displayed or filed. All rooms from the former Super apartment were empty and clean.

The main entrance concrete steps have been poorly done; its still damaged and needs to be redone ASAP. The sidewalk is a lot cleaner, but its still some gums and paint that must be removed. The wheelchair at the access upper floors stairs has been relocated and secured. The alarm key has been obtained. A new sensor at the entrance lights must be replaced. Lights were on during the day, also two lamps were burned at the corridor A new sign with the name of the super and contact must be immediately installed, Apparently this old sign with wrong information has been there for years.

Walk in inspection Floor by Floor.


The 4C apartment has a note at the door requesting mousetraps, the Super should follow up with the tenant. The Apt. 5c seems to be empty, according to the super assistant the tenant Scott Long- has been out for about two months. The last arrears report from December 2011 reflected a rent due of $4,800. Wellington- please send us an immediate update on the status of this tenant account and his court case. All stairs were clean and free from debris.

Walk in inspection Roof.


A sweep across the roof is required at least once a week, leaves were noticed at that moment. Tiles of the chimney must be immediately repaired to avoid dangerous liability from falling tiles. The east side area of the roof must be repaired. The cable antenna outside of the building has not yet been removed. According to Super a notice was sent and the tenant promised to remove as soon as possible. I recommend establish a deadline.

General notes:
A meeting with the Heat co. maintenance company owner, Larry was held at the basement in the boiler room. The boiler was inspected and is in good condition. The whole operation procedure was reviewed with the Super Carlos Valoy and his assistant. A quote for the installation of cameras on each floor will be submitted for approval. An Internet service will be required at the basement for the cameras , the cost must be included at the quote. The camera will monitored traffic of tenants and common area premises.

The building in general is lot cleaner and organized. The relationship with the trouble tenants must be reassessed. Veritas/ Wellingtion will send a letter from the Heat co. to all tenants clarifying the heat issue that lately have been generated several complaints. The past due amounts owed by couple tenants , specially 5c/ Mr. Long must be addressed immediately. The super and Veritas will methodically monitor tenants and roommates for lease violations.

Conclusion:
