SUB-LEASE SURRENDER AGREEMENT

THIS AGREEMENT is made this 22nd day of December, 2023 between:
WANG ENTERPRISES LIMITED, of (address of the company) (hereinafter referred to as
the "Sub-Lessee") on the one hand
AND
JET WANG LEE of P.O BOX 33900 Kampala (hereinafter referred to as the "Sub-Lessor") on
the other hand.
WHEREAS, the Sub-Lessor holds a sub-lease dated 9th December 2023 for the property located
at Block 237 Plot 231, Buloola, as per the lease obtained from the Buganda Land Board;
NOW, THEREFORE, in consideration of the mutual covenants contained herein and for other
good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged,
the parties agree as follows:
1. The Sub-Lease Agreement dated 9th December 2023 between Sub-Lessor and Sub-Lessee
is hereby surrendered and terminated.
2. Sub-Lessee acknowledges that all rights and interests in the land revert to Sub-Lessor.
3. Sub-Lessor releases Sub-Lessee from any further obligations or liabilities under the sub-
lease.
4. This surrender shall be effective as of signing this present.

IN WITNESS WHEREOF, the parties hereto have executed this Sub-Lease Surrender
Agreement as of the date first above written.
