BETWEEN MRS. OLUWATOYIN AJOKE ALESE of House ………. Unit PRACHT
GARDENS ESTATE, behind Mega Chicken, Ikota, Lekki, Lagos State, Nigeria (hereinafter referred
to as the "THE ASSIGNOR" which expression shall where the context so admits include her heirs,
personal legal representative and assigns) of the ONE PART.
AND
MRS ADEDAYO AYODELE ADEBISI of Flat 95, Hevershan House, Ilderton Road, London SE
15 1ES (hereinafter referred to as the "THE ASSIGNEE" which expression shall where the context
so admits include her heirs, personal legal representative and assigns) of the OTHER PART.
WHEREAS:
4) The ASSIGNEE herein is interested in acquiring the unit of Three Bedroom Terrace Duplex
described in the preceding paragraph and the ASSIGNOR in turn has agreed to sell the Three
(3) Bedroom Terrace Duplex to the Purchaser for the sum of N65,000,000.00k (Sixty Five
Million Naira)
NOW THIS DEED WITNESSETH as follows:
In consideration of the sum of N65,000,000.00k (Sixty Five Million Naira) paid by the
ASSIGNEE to the ASSIGNOR (the receipt of which the ASSIGNOR hereby acknowledges) the
ASSIGNOR as BENEFICIAL OWNER HEREBY ASSIGNS, TRANSFERS AND SELL UNTO
THE ASSIGNEE all her entire interest in and over all that piece of land together with the Three
Bedroom Terrace Duplex with appurtenances thereon situate lying and being at PRACHT
GARDENS ESTATE, IKOTA, ETI-OSA LOCAL GOVERNMENT AREA OF LAGOS
STATE and also known as House ……………… measuring approximately …………….. square
metres and more particularly described and delineated on Survey Plan No ………….……………..
prepared by SURVEYOR ALIMI (Licensed Surveyor)
i. That she has the power and authority to enter into this agreement and that she would
make a refund of the purchase price and all other associated costs incurred by the Assignee in
the event that the representations contained herein are not correct or that her title to the
demised property is defective
ii. That the Assignees shall enjoy quiet possession of the demised property without any
interruption or disturbance whatsoever from the Assignor or any person claiming through
under or in trust for her.
iii. The Assignor shall handover to the Assignee the ORIGINAL title documents relating
to the property which shall include but not limited to the Deed of Assignment, Survey plan and
the Approved Building plan.
