Barry & Frances Tibbetts are in front of the Board with a waiver request for a private drive that
is subject to the standards of Section IX.I. in the Zoning Ordinance, and the Rural Farming District
standards. The project would amend the private drive (Abbi Lane) to include two additional
driveway entrances. One would be for an existing home currently located and with a driveway
on Berry Road (lot 2B owned by the Tibbetts), and another driveway entrance to the south where
Berry Road meets Abbi Lane for a future buildable lot and home that would be split from lot 2B.
This project also involves a small land transfer from an abutting lot, lot 2, as lot 2B does not have
frontage on Abbi Lane. A small section of lot 2, owned by the Cunninghams, will be sold to the
Tibbets family so their lot, and the lot that is split off from it, can have frontage on Abbi Lane. A
purchase and sale agreement has been provided for this transfer, and a support letter from Abbi

Abbott Diagnostics Scarborough, Inc. is in front of the Board with a Site Plan Amendment to
construct a 4,762 square foot, modular office adjacent to its current office space. The project also
includes connection to the existing office building by a raised, covered platform and removal of
existing parking spaces to accommodate the modular. Since this project disturbs less than one
acre, does not generate additional vehicular trips, and is in the Industrial zoning district, it is being
reviewed by Planning Department staff as a Minor Development Review, instead of by the
Planning Board. The parcel is further identified as 10 Southgate Road, Tax Map U37, Lots 3A,&7,
and Tax Map R63, Lot 2.
