PET POLICY

1. GENERAL

Members are allowed to keep pets as specified in this Policy only.

a) No pet deemed to be potentially dangerous will be allowed.

b) No dogs are allowed to live in or visit the co-op property unless they are a certified
service animal (see section 6) or a support animal (see section 5) of this policy.

c) Pets must not interfere with another member’s use or enjoyment of their unit or
common areas of the property.

2. CONTAINED PETS

Pets that reside in a cage, tank or other container do not have to be registered with the Co-
op. The Co-op reserves the right to disallow any pet which it deems to be potentially
dangerous.

3. REGISTRATION AND PET AGREEMENT

a) Members may have a maximum of four allowed pets.


b) Pets that live in the Co-op must have no communicable diseases, and must be
inoculated, spayed or neutered.
c) Documentation is required to show that a pet has been spayed or neutered.
d) A Pet Agreement must be completed and filed with the office; the agreement includes
a description of the pet(s), age and name, record of inoculations and
spaying/neutering.
e) Pets are not allowed ‘free access’ to roam in the indoor common areas or on co-op
property.

4. NUISANCE

a) The member must clean up any mess created by their pet.

b) Pet waste and litter must be double-bagged and disposed of in a safe and sanitary
way.

c) The member is responsible for any cost for property damaged by the pet and/or for
the cleaning costs endured because of the pet.

d) The member is responsible and accountable for noise made by their pet(s) that
disturbs other members.

The usual complaint procedure will be followed by the Member Relations Committee. After
the 3rd complaint the member will receive notice to appear before the Board of Directors.

Failure of a member to remove a pet when directed by the Board is grounds for termination
of occupancy rights.

5. SUPPORT ANIMALS

Members who require a support animal must submit a doctor's note to the office indicating
that a support animal is needed prior to bringing a support animal in to the Co-op. If the
medical note indicates that a support dog is needed, the following applies:

a) Support dogs need to be licensed by the City of London and will have all necessary
inoculations as soon as it is old enough to receive them. An up to date certified
record of the dog’s inoculations must be kept on file in the office. All costs are at the
owner’s expense.
b) The choice of dog must be an appropriate size for apartment living. When full grown
it shall not exceed the height of 46 cm (18”); sizing of a dog is the measurement from
the withers (ridge between the shoulder bones) and the floor; and will not exceed a
weight of 40 lbs. To accommodate all members needs, the dog must be a recognized
hypoallergenic breed.
c) The dog must have obedience/behavioral training. A copy of the dogs Certified
Behavioral Training shall be received within its first year at the Co-op. Training will be
at the owner’s expense.
d) The member's home insurance policy needs to contain adequate coverage to cover
the costs of any medical or legal costs incurred should a member or anyone on the
property be injured by the dog; and to cover the costs of any damage or cleaning
required to the property due to the dog. Proof of this insurance is required in the
office, annually.
e) The person accompanied by the support animal will keep the animal with him or her
at all times, and will be responsible for the support animal’s care, supervision and
control while on the co-op’s premises.
f) The dog shall be taken off Co-op property to relieve itself. Members are ultimately
responsible for all and any clean-up or damage and will be charged accordingly.

Our goal is to achieve a balance that best respects the health, safety and human rights of all
of our members.

6. SERVICE ANIMALS

a) The co-op acknowledges the vital relationship between a person with a disability and his
or her service animal. Service animals are allowed to accompany people with
disabilities on all parts of the co-op’s premises that are open to the public or other third
parties, except where food is prepared, utility rooms, or as otherwise excluded by law.

b) The co-op will ensure that all staff, volunteers and others dealing with the public are
properly trained in how to interact with people with disabilities who are accompanied by
service animals.

c) The person accompanied by the service animal will keep the animal with him or her at all
times, and will be responsible for the service animal’s care, supervision and control while
on the co-op’s premises.

d) Where another person’s health and safety could be adversely affected by the presence
of a service animal, the co-op will fully analyze all options for safely allowing the service
animal onto the premises. In so doing, the co-op will consult with the person with the
disability, and with the adversely affected person, to find a solution that best
accommodates the needs of both individuals.

e) If the service animal is excluded by law, or cannot otherwise enter the co-op’s premises
because of the health and safety risks to another person, the co-op shall ensure that
other measures are available to enable the person with a disability to access the co-op’s
services.

I/We agree that we have read and will abide by the conditions of Mary Campbell Housing
Co-operative Inc., Pet Policy as outlined in “Schedule B-1.

We also agree to provide all necessary information required to register our pet with Mary
Campbell Housing Co-operative Inc. and to providing yearly documentation showing that
mandatory overall protection has been carried out on any resident dogs.
