Grupo Avante (indistinctively “Landlord or Avante”) is pleased to present you an INDICATIVE Lease
Proposal for your client EuropTec (indistinctively “Tenant or EuropTec”).

Terms
Right to Assign of Sublease Tenant shall have the right to assign or sublet all or
any portion of the premises during the initial term
and any renewal terms with Landlord’s prior
consent and only if Tenant remains liable for
Tenant’s obligations after such assignment or
sublet and if the activities on the premises are
those approved by Landlord, and the Letter of
credit remain fully in force. Landlord will not be
entitled to profit participation or recapture.
Structural and Latent Defects Landlord shall be responsible, at its cost to repair
any structural and/or latent defects in the building
over the primary term of the lease and any renewal
term(s). If the latent defect has been caused by
tenant, tenant shall be responsible for payment of
all required repairs and/or maintenances.
Surrender of Current Premises / At the end of the term, Tenant may restore the
Restoration building in the same conditions as it had on the
Substantial Completion Date, including
Environmental Conditions, except for the regular
and reasonable wear and tear. At the end of the
lease Tenant shall provide Landlord a Phase I or
Phase II (if required) environmental study
performed by a mutually agreed consultant.
Default Notice & Cure Provision Tenant may have a fifteen (15) natural day cure
period in case of tenant’s default after receiving a
written notice.
Utilities
Is Tenant’s responsibility the initial connection, all consumptions and hookup fees.
Electricity: 1,500 KVAs available to sublease to EuropTec. To be contracted by Tenant with CFE,
special works required by CFE also will be carried by Tenant.
Water and Sewer: Available at property line. Landlord shall connect the water pipe and drainage
inside the property for domestic consumption in bathrooms, cafeteria, and drinking fountains
(water shall be provided by Landlord). Drainage must be contracted by Tenant directly with
Servicios de Agua y Drenaje de Monterrey.
Gas: Available at property line.
Telecommunications: To be contracted by Tenant directly with carrier. Avante shall provide
support to Tenant in coordination with carrier to ensure connection availability.
Quotation Disclaimer
Due to the economic volatility of construction costs and supplies such as labor, steel, cement,
concrete and others, plus the uncertainty of general economic conditions, this is an indicative
economic proposal. This quotation will expire on January 23rd, 2024.
All the dates and times referred on this proposal are based under normal conditions, however, as a result of the COVID-19
pandemic and other pandemic, if the constructions permits and execution of the relating works have been cancelled or
suspended by the Federal, State and/or Local authorities until new notice, Avante does not assume any liability or responsibility
of any kind regarding the execution and delivery times of the premises including but not limited to improvements, facilities, or
any other referred in this document.
Building Specifications
Building Structure Steel structure made of rigid frames and joist beams
with structural steel A-36 and A-50.
Design loads per local codes.
Single Slope Roof, made with KR-18 (SSR) metal sheet
gauge 24, 5.01% one-way slope, insulated with a 6.0” fiber
glass R-19.
Building Walls 13 cm (5.11”) solid pre-cast walls; fˈc=250 kg/cm2 (3,555 psi)
reinforced with electro welded wire mesh.
Docks and Vehicular Ramp (1) One vehicular ramp, 4.058 m width and 18.00 m long.
Equipped with a 12´x14´ manual operation roll up door.
Bus Drop 7cm thick asphalt paving for bus parking according to
area shown in drawing.
Exterior Rooms (Electrical, waste and 6” concrete pad, concrete f´c 250 kg/cm2, metallic single
pump room) sheet roof gauge 24, free height 14´, 8” CMU walls, 1
metallic louver (1.20 m x 1.50 m) and manual louver gate
in the front. Measures according to layout.
Electrical rooms include a dedicated grounding system.
Guard House (1) One guard house, 10.20 m2 area, made by CMU walls
concrete roof, LED lighting, electrical outlets, voice and

Offices 200 sqm for Offices, ground floor area, made by gypsum
board interior walls insulated with 2.5” glass fiber, 2´x 2´
modular false ceiling, 50 fc average LED lighting,
electrical outlets, voice and data conduits (does not
include IT wiring) national ceramic tile on floor and
restrooms walls, enamel painted partitions, exhausting
system (does not include HVAC in restrooms) and
metallic / semi solid wood doors. Includes: perimeter wall
fabricated by CMU. HVAC by package or minisplit units
according to HVAC survey, Midea brand.
Fire Protection System (Hoses) A dedicated Fire Protection System based on hoses
according to Protección Civil del Estado de Nuevo León

All Operating Expenses, except for the Real Estate Administration Fee are presented on an
“estimated basis”. Annual increments are not in control of Landlord.
Real Estate Administration Fee (CAM Fee) shall be adjusted by Landlord according to the
Industrial Park annual budget.
Real Estate Administration Fee (CAM Fee) Fee shall be paid by Tenant after the Beneficial
Occupancy.
Regular Property Maintenance:
Tenant is responsible for the maintenance of the property according to Avante’s Standards and
operating procedures.
