1.

PUBLIC AREAS, LOBBY AND RECEPTION

1.1. ARCHITECTURE
Solar shielding is encouraged and must be implemented with HVAC and structural
engineering approval (heat loads etc.)

TS056 All floor tiles used within all public areas shall be patently non-slip (coefficient of
friction of 0.6 or better) and guaranteed as such.

1.2. ENGINEERING

1.2.1. Acoustics

The acoustics of the hotel lobby area are very important, and the designer must strive to
minimise uncontrolled reverberations.
TS057 Reverberation times within atria must be controlled to no more than 2 seconds
in the frequency range 500 - 4,000Hz.
TS058 Noise levels from external sources must not exceed 40dB LAeq (1hour) in atria
during the day.
TS059 Noise levels from building services within or attached to the hotel must not
exceed NR 35 in atria at anytime of the day.

1.2.2. Electrical

TS060 Variable lighting level control dimmers switches must be located at the reception
desk.
TS061 Loose table lamps and display cabinets must have remotely switched, non-
standard outlets.
TS062 Emergency lighting must be provided with a self contained battery back-up
power system.
TS063 All outlets and switch points to be of the finish required by the interior design
scheme.
TS064 Data outlet points as required for front desk equipment, with clean earths and
UPS power.
TS065 Public address loudspeakers suitable for music and speech with preset and local
ON / OFF / Volume controls
TS066 A panic alarm facility is required at the reception desk.
TS067 In general, sufficient cleaning single socket outlets shall be provided at 15m
intervals.

1.2.3. Lighting

TS068 All lighting shall conform to the following requirements:

Note: All public area lighting must be dimmable and should only be low voltage installations (12V) if
required for safety reasons. Only electronic transformers are to be used in areas requiring low
voltage installations.

Natural lighting is encouraged in all areas and appropriate performance/solar glass must be
installed in accordance with HVAC engineering requirements.

1.2.4. Background Music (BGM)

TS069 A high fidelity background music system shall be provided to all public zones with
the necessary zone controls.
TS070 Zone controlling shall include volume and channel controls.
TS071 Inputs shall be flexible, and shall include CD, iPOD, and DMX channels.

1.2.5. HVAC

HVAC is specified under the section for Hotel Infrastructure.


TS072 The entrance lobby shall be provided with draught doors or air curtains.
TS073 Consideration must be given to offsetting the effects of large areas of glazing.
Solar performance glass must be considered.
TS074 A separate supply and control is required for reception staff.
TS075 Corridors shall be air conditioned with minimum fresh air if required (If climate
allows, natural ventilation in corridors will be acceptable).
TS076 Individual shops within the lobby / reception area may have design specific
requirements. A separate plant / control is required for each shop.
TS077 Air quality sensors should be considered so that vitiated air is discharged to
atmosphere and clean air is re-circulated when appropriate from an energy
efficiency perspective.

1.3. INTERIOR DESIGNER SPECIFICATIONS

1.3.1. Interior Finishes

1.3.1.1. Walls

TS078 Wall Paper:


 Type: Fabric backed vinyl woven - 100% Cotton or 50% Cotton / 50%
Polyester;
 Weight: 460 g/m²;
 Width: 130cm;
 Manufacturer’s adhesive to be used.

1.3.1.2. Flooring

TS079 Cut pile carpeting:


 Contract grade 950 gr. per square meter; 
Carpet underlay required;
 Minimum tufted quality 80/20 wool mix or 100% synthetic (6.6 nylon); 
Pile height 7.00mm including backing;
 Pile weight 1400g/m²;
 Axminster: 9 row and 8 pitch (2 ply), 7 row and 6 pitch (3 ply).
TS080 Hard surface tile or stone:
 All hard surface flooring used within the hotel is to have a non-slip finish
(coefficient of friction of 0.6 or better) or to satisfy local regulations and
standards.

1.3.2. Curtains and Blinds

The Interior Designer is responsible for the co-ordination and the specifications of curtains and
blinds.
The Interior Designer is further responsible for ensuring that the following requirements are
implemented as an integral part of the curtaining and blinds contracts:

1.3.2.1. Guarantees

TS081 All fabrics, curtain tracks and blind mechanisms shall be guaranteed against
defects by the manufacturer or supplier for a minimum period of 5 years.
TS082 The Interior Designer is responsible for obtaining the guarantees from the
manufacturers and suppliers.
TS083 This guarantee shall exclude general wear and tear.

1.3.2.2. Tracks and Mechanisms

TS084 Tracks should overlap by 10cm.


TS085 Tracks must be spaced to allow free movement of drapes.
TS086 Draw wands / rods must be attached to track runners.

1.3.2.3. Drapery

TS087 Drapery to be shrinkage proof;


TS088 All hems and seams to be guaranteed

1.3.2.4. Blinds

TS089 All blinds to be guaranteed.

1.3.2.5. Voiles

TS090 To be hung on Kirsch regular tracks or equivalent


TS091 Clear plastic draw rods to be used.
TS092 Voiles to be of fire retardant material.

1.3.3. Furniture

The Interior Designer is responsible for the co-ordination of and the specifications for all
tables, chairs and seats. This includes the identification of styles, materials and upholstery.
The Interior Designer is responsible for co-ordinating heights of seats and armrests with
respect to tables.
The Interior Designer is further responsible for ensuring that the following requirements are
implemented as an integral part of the manufacture and supply contracts:

1.3.3.1. Guarantees

TS093 All furniture shall be required to have performance guarantees.


TS094 All parts of all tables, chairs, seats and stools shall be guaranteed by the
manufacturer for a minimum period of 5 years. This guarantee shall exclude
general wear and tear.
TS095 The Interior Designer is responsible for obtaining the guarantees from the
manufacturers and suppliers.

1.3.3.2. Stability

TS096 All tables, chairs, seats and stools shall have an inherently stable design and shall
not overturn under normal operating circumstances.
TS097 Stability shall include drawer units which shall not overturn when used.

1.3.3.3. Frames

TS098 All frames and joints shall be guaranteed by the manufacturer for a minimum
period of 5 years.
TS099 Crossbars are recommended on all chairs.
TS100 All domes / glides used must be of a type that will not mark or rust.
TS101 All materials used in the manufacturing process shall be guaranteed with respect
to:
 Strength;
 Impact resistance;
 Stain resistant finish.

1.3.3.4. Glass

TS102 Glass surfaces are discouraged and will only be considered when supported over
its entire area by a solid surface.
TS103 All furniture with glass shall be presented to Three Cities for approval.

1.3.3.5. Timber

TS104 All stains, lacquers and varnishes used shall be non-toxic.


TS105 All finishes shall be impact, scratch and stain resistant.

1.3.3.6. Metal

TS106 All finishes shall be impact, scratch and stain resistant.

1.3.3.7. Fabric Upholstery

TS107 All fabrics shall be guaranteed against defects by the manufacturer or supplier
for a minimum period of 5 years. This guarantee shall exclude general wear and
tear.
TS108 All fabric shall be guaranteed by the supplier for:
 a minimum of 30,000 rubtest cycles;
 a minimum of 10,000 rubtest cycles before colour change; 
colour and dye fastness;
 fire retardency
TS109 All fabric shall be breathable.
TS110 All fabric shall be scotch-guarded.
TS111 All fabrics shall be guaranteed against shrinkage under normal conditions.

1.3.3.8. Leather Upholstery

TS112 All leather shall be guaranteed by the supplier for:


 a minimum of 30,000 rubtest cycles;
 colour and dye fastness
TS113 All leather shall be scotch guarded.

1.3.3.9. Urethane Foam

TS114 Urethane foams shall be guaranteed to be high density and be guaranteed for 5
years.
TS115 Any urethane foams used shall be of the type commonly referred to as
“combustion modified”.

1.3.3.10. Fire Retardency

TS116 All fabrics and foam fillings shall be fire retardant

2. PUBLIC TOILETS

2.1. ENGINEERING

2.1.1. Acoustics

Special consideration shall be given to the internal acoustics of the Public Toilets.
TS117 Reverberation times within toilets must be controlled to no more than 2 seconds
in the frequency range 500 - 4,000Hz.
TS118 Noise levels from external sources must not exceed 40dB LAeq (1hour) in the
toilets during the day.
TS119 Noise levels from building services within or attached to the hotel must not
exceed NR 35 in toilets at anytime of the day.
2.1.2. Electrical

TS120 Single socket power outlets are required for general and cleaning purposes.
TS121 A public address / background music system is required.
TS122 A “disabled person” alarm is required for the disabled toilet.

2.1.3. Lighting

TS123 All lighting shall conform to the following requirements:

2.1.4. Background Music (BGM)

TS124 A high fidelity background music system shall be provided to all public zones with
the necessary zone controls.

2.1.5. HVAC

HVAC is further specified under the section for Hotel Infrastructure.


TS125 The extract system must comprise a twin fan arranged for duty / standby
operation.
TS126 The fan must discharge to atmosphere above roof level and above all air intakes.
TS127 The extract fan shall be located at the end of the duct (negative pressure).
TS128 Air intake via non-vision transfer grilles (door or ceiling) is required.
TS129 Make-up air will be provided to the toilet lobby from the nearest adjacent
system.
TS130 Background heating must also be provided if the climatic conditions require it.

2.2. INTERIOR DESIGNER SPECIFICATIONS

2.2.1. Interior Finishes

2.2.1.1. Walls

TS131 Wall Paper:

3. LIFTS
3.1. ENGINEERING

3.1.1. General

The passenger and service lifts shall provide a level of service appropriate to a hotel
environment. High efficiency (regeneration) motors and drives must be provided. The
following requirements shall be met:
TS135 The lift shall be compliant with all national and local laws and regulations.
TS136 All compliance certificates shall be current and kept on file.
TS137 A service contract shall be in place with a registered contractor.
TS138 The minimum lift capacity shall be 13 persons / 1000kg.
TS139 The minimum door opening width shall be 1200mm.
TS140 Handrails are required at 800mm above floor level. These shall be bump-
resistant.
TS141 Dual control panels are required with the following features:
 Door hold-open button;
 Emergency call button;
 Direction and floor indicators;
 Clearly labelled floors, indicating facilities and amenity areas; 
All controls to be duplicated in Braille.

3.1.2. Acoustics

TS142 The lift shall be free from mechanical vibrations and operation noise.

3.1.3. Electrical

TS143 The lift telephone must be connected to the Guest Service Centre, and shall be
hearing aid compatible.
TS144 Lift call buttons to be installed at a height of 1000mm above floor level.

3.1.4. Lighting

TS145 The lift shall have emergency lighting.


TS146 Decorative lighting is required to provide 200lux at floor level.
TS147 Fluorescent lighting - colour 41 - may be used. LED lighting is preferred in the
same colour range
TS148 Low voltage lighting is not recommended due to the excessive heat it generates.

3.1.5. HVAC

HVAC is fully specified under the section for Hotel Infrastructure.


TS149 Suitable and sufficient ventilation shall be provided to the lift shaft and to the lift.
TS150 The ventilation system shall prevent heat build up in hot climates.
TS151 Lift cars are to incorporate proprietary ventilation systems.
TS152 Lift motor rooms to be mechanically ventilated with thermostat control
(pressurised).
TS153 Shaft mounted motors shall be mechanically ventilated with thermostat control
(extraction).

3.2. INTERIOR DESIGNER SPECIFICATIONS

3.2.1. Interior Finishes

The interior design of the lift (floor, walls and ceiling) is part of the Interior Designer’s scope of
works.

3.2.1.1. Walls

TS154 Panelling is recommended.


TS155 All wall panelling is to be bump and scratch resistant.
TS156 Special attention must be given to the area adjacent to the lift doors, where
metal edge / corner protectors are recommended.

3.2.1.2. Flooring

TS157 Hard surface tile or stone;


TS158 Non-slip natural stone or high quality ceramic;
TS159 All hard surface flooring used within the hotel is to have a non-slip finish
(coefficient of friction of 0.6 or better).
