P-eTD Submission Process in RD
∙ Real Estate Developer must submit the
plan and encoded Technical Description to
the Registry of Deeds (RD).
o NOTE: Developer shall inform the RD personnel that the
transaction shall process through eTD.

∙ Registry of Deeds shall enter the

transaction, collect fee and scan / upload
documents. Send transaction to LRA-CO
(without TD encoding).

P-eTD Submission Process in CO
∙ Real Estate Developer to archive all
generated eTDs of a Plan in .RAR format.
∙ Send the archived eTD to LRA using the
following file name convention:
<RDName>_<EPEBNo>_<ORNo>
e.g. Makati City_2012000001_1002694564

∙ Attached the photo copy of OR and TD

inventory
∙ LRA shall send confirmation receipt of the
transaction.
