LEGAL NOTICE

Sir, under instructions and authority from my client Mr. Amit Verma s/o Late Ramesh Verma address F-11/9
Refinery Township, Begusarai, Bihar I serve upon you the following legal Notice.

1. That in 2008 your company OCEAN SEVEN BUILDTECH PRIVATE LIMITED, current Registered office
at Village Kherki Mukkar Paniyala Mor, Tehsil - Kotputli Kotputli Jaipur RJ 303108 IN, had come up with a
public offer to sell Commercial shops under the name and style " OSB TOWER" in Jaipur with assurance to
develop a commercial complex.
2. That by believing your offer as genuine and trusting on the Management of the company, my client have
applied to purchase a Commercial shop having super area of 200 Sq. Ft, in the above project for a Price or Rs.
2,763/- per sq ft (Rupees Two thousand seven hundred sixty three per square feet), exclusive of External
Development Charges, Infrastructure Development Charges, Preferential Location Charges (wherever
applicable).

3. That you have demanded from our clients an amount of Rs. 4,69,710/ /- (Rupees Four lakh sixty nine
thousand seven hundred ten only) under registration no 50259 vide demand letter dated 08-02-2008 and letter
ref no OSB/DL/OSBT/8654/2007-08 after the booking.

4. That my clients have made two payments of Rs. 53,260/- (Fifty Three thousand two hundred sixty only) on
dated 08-02-2008 towards booking and Rs 4,69,710/ /- (Rupees Four lakh sixty nine thousand seven hundred
ten only) on 08-03-2008 against the above quoted demand wide receipt no 8688/50259.

6. That your company, the Developer, had allotted to my client, Shop no 108C having Super Area of Approx.
200 Sq. fts on first floor in the complex “OSB TOWER" in Jaipur, for a sale price of or 2,763/- per sq ft
(Rupees Two thousand seven hundred sixty three per square feet).

7. That despite my client having made substantial payments over the years, there is still no tangible evidence of
progress or any signs of the physical project being developed.

8. That my client has attempted to communicate with your company through various channels, including
messages, emails, and calls, but it is evident that your company has deliberately avoided responding and has
consistently provided excuses to evade responsibility.

9. That it has come to our client’s attention that your company has launched other projects, while neglecting the
project for which my client has made significant financial investments. This conduct raises concerns about the
integrity and intentions of your company, especially given that the project in question is not registered under the
Real Estate (Regulation and Development) Act, 2016 (RERA) guidelines.

10. That my client's investment in this project was made in good faith, and the failure to fulfill contractual
obligations, coupled with your company's deliberate avoidance of communication, has caused significant
distress and financial hardship. It is our belief that your actions may constitute unfair trade practices, potentially
in violation of consumer rights and statutory regulations.

11. That my clients has also applied for the refund against the said unit requesting the cancellation and refund of
entire amount with interest after waiting a considerable time and noticing no favorable circumstances of the
development of the said of commercial project.
Please consider this notice as a final opportunity to rectify the situation amicably and refund my client the
amount he had paid to your company along with liable interest, against the said shop where there is no sign of
development even after 15 years. Failing which our client shall be constrained to file civil as well as criminal
complaint against the company/ all the responsible directors and staff in the court of law, in that event you
might be burdened with all fees and risks which please note carefully. Additionally, my client may seek
financial restitution for the invested funds and damages suffered due to your company's actions.
This legal notice is not issued lightly, but it is my client's last attempt to resolve this matter amicably. It is our
hope that your company will demonstrate a genuine willingness to cooperate and remedy this situation
promptly.

Copy of this legal notice is also kept at our office for further ready reference if required in future.
