SITE LAYOUT PLAN
Plot area: 9565 m2
Built-up area : 32000 m2
G+7 story and 3 basements
Wider front setback –22 meter to protect front tree line
Emphasis on the north and south for optimal solar light.
Priority for pedestrians in the front with vehicular access on the
sides. Use of permanent, durable and local materials such as sand
stone on exterior face, low heat transmission glass, reflective
roofing.
Use of ECBC compliant design practices.
Adoption of Universal design parameters to provide barrier free
movement for physically challenged.
Plot Area = 9565 m2
Tree Cutting approvals for 46, but only 19 cut -11 Trees
Transplanted Excavated Soil reutilized at other construction
PRIORITY OF PEDESTRIAN
Building form wrapped around a pedestrian friendly shaded green
open courtyard with dense plantation aimed at eco-park concept
A continuous green axis from front of site across the atrium to the
rear. Eco park within the courtyard shall contain a self sustaining
low requirement floor fed with rain water harvesting.
Large openings in buildings in building form on South and North
sides to promote cross passage of air.

PASSIVE STRATEGIES
ORIENTATION
The structure is oriented north-south, with separate blocks connected by corridors and
a large central court yard. Heat infiltration is reduced by orienting the structure to the best
window-to-wall ratio And effective ventilation by orientating the building east-west..
DAYLIGHTING
Day lighting is
used to light 75% of
the building's floor
space, decreasing
the need for
artificial lighting.
Inner courtyard
serves as a light
well.

LANDSCAPING
The master plan elucidates the relationship defined within the site and the environment.
•Courtyard greens
•Sunspaces for workers
•Outdoor green corridors
•Deciduous vegetation (shrubs, climbers, herbs, grasses, green canopies
More than 50% area outside the building is coveredwith plantation. Circulation roads
and pathways aresoft paved to enable ground water recharge.
LANDSCAPING LAYOUT
Subtropical mixed evergreen forest

Middle storey-Trewianudiflora,
Artocarpuslakoocha, Cinnamomum

ACTIVE STRATEGIES
LIGHTING DESIGN
Energy efficient lighting system ( LPD = 5 W/m2) , nearly 50% more efficient than Energy Conservation Building Code
2007 requirements ( LPD = 11 W/m2) reduces energy demand further
Remaining lighting load supplied by building integrated photovoltaic (BIPV).
Use of energy efficient lighting fixtures (T5 lamps).
Use of lux level sensor to optimize operation of artificial lighting.
WATER EFFICIENCY
