Lease Agreement

This Accounting Contract (the "Agreement") is entered into on ______________ (the


“Effective Date”), by and between ______________, with an address of ______________
(referred to as the “Landlord”), and ______________, with an address of ______________
(referred to as the “Tenant”), collectively “the Parties.”

1.2. Tenant shall use the Property only for residential purposes and shall not use the
Property for any illegal or commercial purposes. Tenant shall comply with all applicable
laws, ordinances, and regulations. Tenant shall not make any alterations to the Property
without the prior written consent of Landlord.

[Security Deposit]

3. Tenant shall pay a security deposit in the amount of ______________ to be held by


Landlord to secure Tenant's obligations under this Agreement. The security deposit
shall be returned to Tenant at the end of the lease term, less any deductions for unpaid
rent, damages, or other charges. Landlord shall provide an itemized list of any
deductions to Tenant within [TIMEFRAME] after the termination of the lease.
[Utilities]

4. Tenant shall be responsible for paying all utility bills associated with the Property,
including, but not limited to, gas, water, electricity, and trash removal. If any utility bill
remains unpaid after the due date, Tenant shall be responsible for any late fees or
penalties assessed by the utility provider.

[Maintenance & Upkeep]

5. Tenant shall keep the Property in a clean and orderly condition and shall promptly notify
Landlord of any repairs or maintenance needed. Tenant shall be responsible for any
damage caused by Tenant or Tenant's guests, invitees, or licensees. Landlord shall be
responsible for repairs resulting from normal wear and tear.

[Right of Access]

6. Landlord may enter the Property at reasonable times and upon reasonable notice to
Tenant for the purpose of inspecting the Property, making repairs, or showing the
Property to prospective tenants or purchasers.

[Assignment & Subletting]

7. Tenant shall not assign this Agreement or sublet the Property without the prior written
consent of Landlord. Any attempted assignment or subletting without the prior written
consent of Landlord shall be void and of no effect.

[Termination]

8. Either party may terminate this Agreement upon [NOTICE PERIOD] days' written notice
to the other party. Tenant may terminate this Agreement immediately in the event of a
breach by Landlord of any material term of this Agreement.

[Governing Law & Dispute Resolution]

9. This Agreement shall be governed by and construed in accordance with the laws of the
State of [STATE], and any legal action arising under this Agreement shall be brought in
the courts of [CITY], [STATE].
9.1. Any dispute arising out of or in connection with this Contract shall be resolved through
mediation, with the Parties sharing the costs of the mediator equally. If mediation is
unsuccessful, either party may pursue the dispute through binding arbitration in
accordance with the rules of the [ARBITRATION ORGANIZATION].

[Entire Agreement]

10. This Agreement constitutes the entire agreement between the parties and supersedes
all prior agreements and understandings, whether written or oral, relating to the subject
matter of this Agreement.

11. The Parties agree that any amendments made to this Agreement must be in writing,
where they must be signed by both Parties to this Agreement.
