A Proposed Truck Hub / Mixed-Use
Development
Statement of the Problem
A successful businessman wants to expand
his business by venturing into the trucking
industry. Already owning a fleet of trucks for
his current businesses, he saw the need for
integrated truck hubs – mixed-use facilities
incorporating gas refilling stations with
offices and warehouses. He chose you to
design his first such truck hub using his
property in Batangas.
The site will be divided into three main
areas: a front portion, a middle portion, and
a rear portion.
The front portion will be 60 meters deep
with an area of 2,640 sqm. Since it is directly
accessible from the road, it will be used for
commercial purposes, housing a gasoline
station, a carwash, and a one-storey
commercial building.
• There will be a one-lane gas refilling
canopy, with six pumps and a cashier
booth. Five underground fuel
storage tanks, each measuring
4920mm x 2040mm, will be
provided.
• The commercial building measures
28 m. x 12 m. It contains an internet
café, a few spaces for commercial
tenants, and a toilet.

• The carwash is a single-lane carwash
good for four cars at a time, the
covered structure measuring 12
meters x 8 meters.

The middle portion is 3,740 sqm. in area and

light industrial uses (truck parking,

• On the east and west sides,
meanwhile, are landscape buffer

elongated unpaved areas, starting
from the south side of the property
and terminating at the truck parking
area previously described.
• After the truck parking area, there is
another open area before the
warehouses on the south side. This
open area will serve as the loading
and unloading zone, with the same
depth as the truck parking area but
with an area of only 640 sqm. It is
flanked on both sides by the
landscape buffer areas.
• The remaining 28-meter deep area
on the south side of the middle

 portion contains two warehouses
and a general utility zone.

located side-by-side and are
both 28 meters deep.
o The first one, located beside
the east landscape buffer, is
40 meters long and has an
area of 1,120 sqm. This
warehouse will be used for
heavy materials, such as
lumber, plywood, and metals.

meters x 30 meters. This will
be used for light storage,
such as soft drinks, boxed
goods, and snacks.
o The remaining portion in the
middle zone is 280 sqm. in
area, and is located between
the second, smaller
warehouse and the landscape
buffer on the west side. This
area will be used as a general
utility zone.
The rear portion is a residential area for the
client. It measures 44 meters x 55 meters
and will contain the following

building footprint and a TGFA of 560
sqm.
• A staff/driver’s house with a 300
sqm. building footprint.
• A recreational area that includes a
basketball court, a paved
playground, and a pool.
• A covered parking area for at least
three vehicles.

• A gazebo with an area of 6 meters x
6 meters.
Project Site Features
The site is 1-hectare inside lot with a 50-
meter frontage facing an 18-meter wide
highway on the east. The OBO has granted
the property a special (SPE) zoning
classification, and development control
entitlements and occupancy limitations
equal to that of the Commercial 3 zone (as
specified in the IRR of PD 1096).
To provide access to all portions of the
property, a 6-meter-wide internal access
road will be provided on the north side of
the property, spanning from the north end
to the south end of the lot.
The highest point of the lot is the southwest
corner, and the lowest point of the lot is the
northeast corner. The site slopes at 2% from
the former to the latter.
