LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:


This instrument made and executed this _____ day of ______________ , 2023 at Subic
Zambales by and between:

EDITH D. VELASCO, of legal age, Filipino, and a resident of #0267Sto. Tomas


Subic,Zambales, hereinafter referred to as the LESSOR.

_________________________________________________ , hereinafter, hereinafter referred to
as the LESSEE.

WITNESSETH:

WhereastheLESSORis the owner of the residential house, located at Purok 5 Dizon


Compound Sto. Tomas Subic, Zambales.

WhereastheLESSEEdesire to lease the said residential house of the LESSORand the latter
has agreed to let and lease the same to the LESSEE.

NOW THEREFORE, for and in consideration of the herein LESSOR by these present, do
hereby agree to have the said premises above-mentioned be leased to the LESSEE subject to the
following terms and conditions as stipulated herein to wit:

1. That the LESSEE had paid the sum of SEVEN THOUSAND PESOS ONLY
(Php14,000.00) constitute as one (1) month deposit and one (1) month advance rental for
the occupancy of the LESSEE on the leased premises;
2. That the rental has agreed between the parties shall be in the amount ofSEVEN
THOUSAND PESOS ONLY (Php7,000.00)per month to be paid by the LESSEE unto the
LESSOR every_____________ of the month;
3. That the term of these lease shall be period of one (1) year from the date of the execution of
this contract subject for renewal for another period at the option agreed by both parties;
4. That the lease contract shall start on __________________ until _________________.
5. That the LESSEE having occupied the said premises shall maintain the same in good
habitable condition and any minor repair to be done by the LESSEE shall be known to the
LESSOR before the same shall be constructed;
6. That the LESSEE agreed not to uninstall all fixed or non-movable properties previously
installed in the leased property.
7. That the LESSEE shall pay for his own expense Electricity and Water bills installed in the
said premises;
8. That the One (1) month advance should be consumed in the last month of the contract
period and theOne (1) month deposit should be for the payables for any such damages,
remaining house bills at the time when the LESSEE decides to vacate the premises;
9. That the LESSEE shall use the premises leased exclusively for residential and the LESSEE
strictly prohibited for any purpose or business without the prior written consent/permission
of the LESSOR;
10. That the LESSEE, shall take care of the leased property and shall keep the same and good
and habitual, therefore in case of any damages incurred during the leasing contract, the
LESSEE shall be liable for the repair of the damages;
11. That violation of any of the terms and conditions of this contract of the LESSEE be ejected
there from by the LESSOR;
12. That upon expiration of this lease contract, it may be renewed at the option of both parties;
13. That both parties hereby obligate themselves to comply strictly and religiously with the
terms and condition of this contract;
14. That the venue of any action arising from this contract shall be in the proper court of
___________________________ .
