LEASE CONTRACT

KNOW ALL MEN THESE PRESENTS

This CONTRACT OF LEASE is made and entered into this 17th day of December 2023 at
Sorrento Oasis Condominium C Raymundo Pasig City by and between:

Rafael O. Kasilag Jr. , is being represented by Analiza K. Zara as attorney in fact both
Filipino of legal age with postal address Sorrento Oasis Condominium Building A unit 324 C
Raymundo Pasig City hereinafter referred to as the LESSOR.

AND

Blessilda L. Dominno Filipino of legal age with postal adress Sorrento Oasis
Condominium Building unit C Raymundo Pasig City hereinafter reffered to as the LESSEE.

WITHNESSETH:

WHEREAS, the LESSOR agrees to lease-out the basement parking BP #9 Building E Sorrento
Oasis C Raymundo Pasig City to the LESSEE and the LESSEE is willing to lease the same:

NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR lease unto
the LESSEE and the LESSEE hereby accepts from the LESSOR the LEASED PREMISES,
subjects to the following:

TERM AND CONDITIONS


1. TERMS OF LEASE: This New term of lease shall be for a period of One year
renewable, commencing on January 1, 2024 to January 1,2025 either the Lessor may
notify the owner in writing of its intention whether or not to extend this contract 15 days
before the expiration of this CONTRACT.

2. RENTAL RATE: the LESSEE shall pay to the LESSOR amount of Five Thousand
PESOS ONLY (Php 5,500 .00) as Rental Fee every month, including the Assn. dues.

3. PAYMENT OF RENTAL: Upon signing if this agreement, the LESSEE shall deliver unto
the LESSOR the amount of ELEVEN THOUSAND PESOS ONLY (Php 11, 000.00)
representing Two (1) month deposit given dated
to be use on the last month of Rent plus One (1) month advance given December 17,
2023 for the period rent dated January 1, 2024 to January 31,2024 acknowledge by the
LESSOR. If the LESSOR did not receive the payment ten days after the due date. The
Contract will be terminated and deposit will be forfeited in favor to the LESSOR.

4. SUBLEASE, TRANSFER OF RIGTHS: The LESSEE cannot assign, convey or


encumber this CONTRACT of LEASE or any rigth or interest herein w/out prior written
consent of the LESSOR or permit or any such agreement to occur by operation of law.
Any transaction entered into by any third party in violation of this prohibiton shall be null
and void, and shall constitute a valid ground for the termination of the lease.

5. FORCE MAJEURE: if any part or items of the leased premise shall destroyed or
damagedby or any unforeseen disabling cause of Acts of God as to render the LEASED
premises during the term substainlly unit for use of the lessee then this lease contract may
be terminated w/out conpensation by the Lessor or by the Lessee by notice in writing to
the other. Any damage incurred by LESSE will be c harged accordingly.

6. TERMINATION OF LEASE: The LESSEE agrees to return and surrrender the


LEASED PREMISES at the expiration of the term of this lease in as good condition as
when this lease is executed and w/out delay whatsoever fee of all occupants.
7. PRE-TERMINATION: In case the LESSEE pre-terminate or cancel the CONTRACT
OF LEASE or abandoned the unit before the expiration date, the LESSEE shall PAY all
the damaged items in favor of the LESSOR and amount deposit shall be forfeited in favor
to LESSOR.

8. OTHERS: The Lessee acknowledge receipt pt of the following w/c shall be deemed
parts of this contract.
