Describe with examples, two (2) uniqueness of the Malaysian construction industry.

The first uniqueness of Malaysian construction industry is the nature of determinant


of demand for construction project. The demand for construction industry is the construction
product or building itself which can be divided into whether the building is used by the client
or for investment purposes. For example, a place to manufacture products like factories and
offices, direct enjoyment or investment for comfort like houses and facility services to public
such as infrastructure, hospitals and school. All the factors that determine the demands are
different and need various analysis. Infrastructure projects, including the construction of
highways, public transportation systems, and urban development, are crucial factors of
demand in the industry. The government also plays an important role in determining these
demands which in turn will affect the future demands. This is because the government
initiates most construction projects in this industry. Moreover, beside government initiatives,
the Malaysian construction industry's demand is influenced by private sector investments.
Large-scale property developments and commercial projects by private investors contribute
significantly to the demand for construction services. The real estate market, in particular,
plays a crucial role in determining the construction industry's demand, with developers
responding to market trends and demands for various types of properties.

Second is the time related where the procurement process in the Malaysian
construction industry can be time consuming. This is because from the project started to the
selection of contractors and suppliers, construction industry always faces challenges related
to the procedures, regulatory and tendering process. This can affect the overall project
timeline and completion schedule to make the time-related aspect of procurement to be
complicated in the industry. It also can be affected to external factors that can influenced the
project timelines. For example, economic conditions and changes in government policies
can be the factors that impact the progress of construction projects. It is difficult to navigate
and forecast these external factors while managing the project timelines which it contributes
to its uniqueness in the context of the time-related challenges.
