MAJOR PLATE NO. 01: PROPOSED “AAA” BEACH RESORT

PREPARED BY: AR. ARJEE LOUIE DC. JIMENEZ

Rationale:

The Philippine tourism industry welcomed more than five million international visitors from January 1,
2023 to December 31, 2023, a definite win for the the sector, gaining around 650,000 tourists higher
than its target 4.8 million international visitors for the entire year, according to Department of
Tourism (DOT) Secretary Christina Garcia Frasco.

This significant event is timely for the launching of the National Tourism Development Plan (NTDP)
2023-2028 during the the stakeholders’ summit in Manila. The DOT aims to transform the Philippines
into a “tourism powerhouse in Asia”.

The strategic plan stated in NTDP targets seven measures to achieve this goal, which is the (1)
improvement of tourism infrastructure and accessibility; (2) cohesive and comprehensive digitization
and connectivity; (3) enhancement of overall tourist experience; (4) equalization of tourism product
development and promotion; (5) diversification of the tourism portfolio through multidimensional
tourism; (6) maximization of domestic and international tourism; and (7) strengthening tourism
governance through close collaborations with national and local government units and stakeholders.

Goal:

This study supports the Tourism sector of the Philippines in realizing the goal of the DOT.

Objective:
Develop a research study and a design proposal for a Proposed “AAA” Beach Resort in your chosen
city/ municipality.

Requirements:
1. Partner/ Chosen city/municipality (justification for approval)
2. Part I. Research Study (with the following format)

Chapter 1 - Introduction
1.1. Introduction
1.2. Background of the Study
1.2.1 Current Data
1.2.2 Definition of Terms
1.2.3. Projected Needs
1.2.4. City/ Municipality Profile
1.3. Problem Identification
1.4. Statement of the Problem
1.5. Goals and Objectives
Chapter 2 - Review of Related Study
2.1 Local (Case) Studies
2.2 Foreign (Case) Studies
2.3 Synthesis
Chapter 3 - Laws and Ordinances (no need to include all clauses)
Chapter 4 - Site Selection and Analysis (min. of 3 sites, actual site, SWOT analysis)
4.1 Site Selection
4.1.1 Site Selection Criteria
4.1.2 Site Selection Process
4.1.3. Site Justification
4.2 Site Analysis
4.2.1 Macro Site Analysis
4.2.2 Micro Site Analysis
Chapter 5 - Architectural Programming
5.1. User Identification (Organogram) and User Activity
5.2. Behavioral Tendency Analysis
5.3 Space computation (indicate area per building)
5.4 Site Elements and Utilities (show approach, circulation)
5.5 Development Controls
5.6 Bubble Diagram (per building per floor)
5.7 Schematic Diagram (one line drawing with doors)
Chapter 6 - Conceptualization
6.1 Design concept (overall concept)
6.2 Formal concept “Form”
6.3 Material concept
6.4 Color concept
6.5 Structural concept (how it will be built)
6.5 Site Concept (how are building arranged within the site
6.6 Sustainability concept (how to make self-sustaining as much as possible)

Example computation:
Accommodation Building - 700sqm
Utilities building - 100sqm
Admin building - 50sqm
Sub-Total = 850sqm (Building Area)
Optimal ratio of the Building area and Open Space Ratio = 30:70

850sqm/ 30% = 2,850 sqm Lot Area
