CONTRACT OF LEASE
KNOWN ALL MEX BY THESE PRESENTS:
This CONTRACT OF LEASE is made and executed this __day of _ 2024 by and between:
FRANCIA M. BAUSA of legal age, Filipino, and with residence address Zone 1, Tara Sipocat Camarines Sur, Philipines,
hereinafter referred to as the LESSOR.

referred to as the LESSEE;
WITNESSETH:
WHEREAS, the LESSOR is the absolute owner of the land with an area of approximately Ten (10) square meter situated at
Barangay Tara Sipocot Camarines Sur.
WHEREAS, the LESSOR agrees to lease-out the property to the LESSEE and the LESSEE is willing to lease the same;
NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases unto the LESSEE and the LESSEE
hereby accept from the LESSOR the LEASED premises, subject to the following condition:
1. PURPOSES: That premises hereby leased shall be used exclusively by the lessee for
only
and shall not be diverted to other uses. Iti hereby expressly agreed that if any time the premises are used for
other purposes, the LESSOR shall have the right to rescind this contract without prejuice to its other rights under
the law.

TERM: Ths term of lease is for commencing on 2024 to 2026. Upon
its expiration, this lease may be renewed under such terms and conditions as may be mutually greed upon by
both partes, written natice of intention to renew the lease shal be serve to the LESSOR not later than thirty (30)
days prior the expiry date ofthe period herein agreed upon
RENTAL RATE: The monthly rental rate for the leased premises shall be FIVE THOUSAND PESOS (5,000.00),
Philippine Currency net ofall taxes and deductions, and which the Monthly payment shall be remitted on or before
the ____day ofthe calendar month at without need of demand
DEPOSIT: That the LESSEE shall deposit to the LESSOR months advance and
month depositor amount equivalent to the sum of,
Philippine Currency net ofall taxes and deductions and to deliver pastdated check foreach month ofthe year and
every year through. Payment of deposit and advance is after notarization ofthis contract
DEFAULT PAYMENT: Incase of default or delay by the LESSEE inthe paymont ofthe rent, such as when check are
Aishonored, the LESSOR at its option may terminate this contract and eject the LESSEE. The LESSOR has the right
to padlock the premises when the LESSEE isin default of payment fortwo (2) months and may forfeit whatever
rental deposit or advance have been given by the LESSEE.
‘SUB-LEASE: Sub-lease of the LESSEE premises is not allowed to be occupied in part by any person, form or
corporation and thatthe LESSEE may assign its rights hereunder to any other person or entity if only the sublease
contract is aligned withthe lesso’s contract.
PUBLIC UTILITIES AND OTHER FEES: Lessee shall take charge onthe application of utilities (water and
electricity) and responsible forall the monthly charges while the contract is enforce. Electricity is sub-metered and
will be read by th lessor.
GENERAL MAINTENANCE, SANITATION, REPAIRS AND SAFETY: The cost of general maintenance and upkeep of
the Leased property shal be for the account of the LESSEE. The LESSEE shall keep the Leased Property in clean,
safe and sanitary condition and introduce all the needed repairs at all times. The LESSEE shall dispose all its
sarbage, wate, and other pollutants in accordance with rules promulgated by the national or local government.
FORCE MAJEURE: If whole or any part of the leased premises shall be destroyed or damaged by ire, ood,
lightning, typhoon, earthquake, storm, rit or any other unforeseen disabling cause of act of God, as to render the
leases premises during the term substantially unit for use and occupation ofthe LESSEE, then this contract may be
terminated without compensation by the LESSOR or by the LESSEE by notice in writing tothe other.
EXPIRATION OF LEASE: At the expiration of the term of this lease or cancellation thereof, as herein provided, the
LESSEE will promptly deliver to the LESSOR the leased premises including all improvement therein wil all
corresponding keys and in as good and tenable, ordinary wear and tear expected devoid ofall occupants, movable
furitur, articles and effects of any kind Non-compliance with the terms ofthis clause by the LESSEE will give the
LESSOR the right atthe latter's option to refuse to accopt the delivery ofthe premises and compel the LESSEE to
pay rent therefrom atthe same rate plus Twenty-five (25}% thereof as penalty until the LESSEE shall have
complied with the terms hereof.
CONFIDENTIALITY: Itis understood and agreed thatthe term and conditions of this Contract of Lease between
Lessor and Lessee shall remain confidential. Lessee and Lessor its officers, employees and representatives’ shall not
Aiscuss their Lease terms,ate conditions with any third party unless authorized by or requested to do so by the
partes inthis contract. Any breach of confidentiality of ether Lessor or Lessee shall be deemed a material default
hereunder and in which event this contract of Lease may be canceled without prior notice demand.
JUDICIAL RELIEF: should any one of the parties herein be compelled to seek judicial relief against the other, the
losing party shall pay an amount of One Hundred (100)% ofthe amount claimed inthe complaint as attorney's feeshich shall inno case be less that PHP 50,000.00 pesos in addition to other cost and damages which the said
party may be entitled to under the law.
