2022: A MILESTONE YEAR FOR INDORE RESIDENTIAL REAL ESTATE SUNIL AGRAWAL & ASSOCIATES

The year 2022 proved to be a phenomenal one for


the real estate industry in Indore, especially in the
residential segment. A robust demand from
end-users, coupled with lower home loan rates and
steadily growing home-ownership sentiments helped
residential real estate sales gain momentum. Despite
facing challenges such as rising construction costs,
inflation, and RBI rate hikes, the revenue from
property registrations saw an impressive 15% growth
in 2022-2023, amounting to a staggering 2100 crores.
Although housing launches were relatively modest
compared to the peak year of 2014, with around 3.58
lakh units launched across the top 7 cities, the market
remained active. Interestingly, affordable housing
witnessed a decline while mid-range and premium
housing dominated launches in 2022. Peripheral
locations led homebuyer demand, even in the
post-Covid-19 situation.
One significant trend that emerged during the year
was the resilience of the residential segment in the
face of increasing housing prices. Housing prices rose
by 44% in Q4 2022 vis-à-vis Q4 2021, which was
inevitable after a period of relative stagnation for 2-3
years. Despite these price hikes, increased home loan
rates did not seem to impact residential sales in 2022.
In conclusion, the real estate industry in Indore's
residential segment had a remarkable year in 2022,
with a strong demand from end-users, steady growth
in homeownership sentiment, and impressive revenue
growth. Despite challenges such as rising
construction costs, inflation, and RBI rate hikes, the

sector remained resilient and active, with interesting


trends emerging throughout the year.

IN INDORE
The tremendous growth of the it-ites sector over the past
few years has transformed indore city into a vibrant and
one of the most sought-after residential markets in India.
Aided by resilient economic activity, positive consumer
sentiments and a sense of home ownership, first seen
emerging during the Covid-19 pandemic, have resulted in
incessant rise of residential homes priced below 50 lakhs
in line with the homebuyers’ preferences, developers too
are concentrating on high-grade projects as demand for
large-format homes in Indore is anticipated to increase
over the next few years. Due to reverse migration, people
from metros are coming to Indore with a high purchasing
power and they have the preference for lavish and big
houses with ample amenities.
