Brief for casa renovation

Downstairs:

• Replace existing windows/French door with 3 floor-to-ceiling French doors of same size from
the living room onto the terrace. (see picture for suggestion)
• Kitchen does not need full remodelling. Most important is to remove the kitchen bar
counter. Consider a glass partition? (see pictures for suggestion)
• TV has to be invisible.
• Laundry / storage room to be potentially optimized.

Upstairs:

• Create a second bathroom on the first floor, possibly en-suite with one of the bedrooms.
• One of the three bedrooms is currently an office: either we keep three bedrooms, or we have
only two, to accommodate two bathrooms. Given where the water pipes are located, it
might make sense.
• Replace bathtub with walk-in shower.
• Need for a desk / home office space, though
• Wood cupboards have to be preserved, painted white and relocated if need be

Style

• Timeless elegance on a budget, comfortable, uncluttered (no need for lots of furniture /
storage space), quasi minimalist
• Low maintenance / easy-to-maintain and clean (the house is potentially a holiday rental)
• Symmetrically balanced furniture layout
