Owner – Refers to Sps. Amado R. Malvar and Violeta G. Malvar

Tenant – Refers to Sps. Isan T. Ambait and _________________________

The owner is offering to sell to the tenant, the 2-storey residential townhouse unit presently
occupied by the tenant, located at #17-B, Don Mariano St., Regina Village, Brgy. Pasong Tamo,
Quezon City.

Price – PHP6,500,000.00

Term and Conditions (Basic only - subject to further provisions/negotiations}

- Cash; or
- Installment
a. At least PHP1,200,000.00 initial down payment, balance to be paid within 10 years,
with moratorium of another 5 years;
b. Balance bear no interest;
c. Tenant to pay monthly rent at present rate with an escalation clause of PHP300.00
per annum until the agreed price will be paid in full.
d. Tenant tp make deposit of PHP200,000 upon acceptance of the offer;
e. Owner undertake to subdivide the lot and improvements thereon at its own cost,
upon the receipt of the P200,000.00 DEPOSIT. (At present , the 2-unit townhouses is
covered by one titile in the name of the owner); and
f. Conditional Deed of Sale will be executed upon full payment of the initial down
payment.

Upon execution of the Deed of Absolute Sale, Capital Gains Tax will be for the account of the
owner. Documentary Stamp tax and other fees for the transfer of title will be for the account
of the tenant/buyer.
