RENT AGREEMENT

This Rent Agreement is executed at New Delhi on this ...... day of September 2023 by
Tapas Karmakar son of Shri. Chandra Kant Karmakar, resident of J-4/212, Khirki
Extension, Malviya Nagar, New Delhi-110017, herein after called the Lessor I Owner,

,hat the expression of the term, Lessor/Owner and the Les~ee/Tenant Shall mean and

Whereas the Lessor /Owner is the owner and in possession of property J-1/123A, 1st
Floor, Back Side, Khirki Extension, Malviya Nagar, New Delhi-110017 (hereinafter
called the SAID PREMISES).

Whereas the Lessor has agreed to let out the said premises cons1sting of Two Bedroom
with One Drawing/Dining, One Kitchen and Two Toilet I Bath Two wheeler parking all
along with fittings, fixt1,.1res to the Lessee/Tenant and the Lessee/Tenant has agreed to
take the same on rent under the following Terms and Conditions:-

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:-

1. That the TenanULessee shall pay as the monthly rent of Rs. 15,000/- (Fifteen
Thousand only) payable in advance on or before 7th day of each English Calendar
month to the lessor.

2. Lessee shall pay security deposit of Rs. 15,000/- (Fifteen Thou, and only) which is
interest free and refundable ( not adjustable),affer the expiry/ termination of the
lease period or handing over the peaceful vaca~fp6sse$Sion ot said premises -to
the Lessor In good and hygienic condition, after di ducting...th~ttGes and damages,

That this Lease is granted for a period of Eleven (11

4. That ~he Tena~t /Lessee shall not sub-let any part of the above said demised
premised premises to anyone else under any circumstances without the consent of
Owner.

5. That the Lessee sha\\ pay monthly Electricity bill as per actual consumption to the
cqn~ern department and ori~inal receipt will hand over to the Lessor.

6. ,'nat t'ne lessee sha\\ pay monthly water charges to the Lessor as per consumption.

7. lessee sha\\ pay maintenance charges Rs. 200/- Per Month to the Lessor.

8. ,hat the Tenant/Lessee shall not be entitled to make structure in the rented
µremises except the installation of temporary decoration, wooden partition/ cabin,
air - conditioners etc. without the prior consent of the owner.

9. "fhat.t.he 'Tenant/lessee can neither make addition/alteration in the said


µremises without the written consent of the owner, nor the lessee can sublet part -
or entire premises to any person(s)/firm(s)/company(s).

10. That the Tenant/Lessee shall permit the Lessor/Owner or his Authorized agent to
enter in to the said tenanted premises for inspection/general checking or to carry
out the repair work, at any reasonable time.

11. That if the lessee fails to pay the monthly rent for one consecutive month the lease
shall stand terminated without any notice.

12. That the Tenant/Lessee shall keep the said premises in clean & hygienic condition
and shall not do or causes to be done any act which may be a nuisance to other.

13. That the Tenant/Lessees shall carry on all day to day minor repairs at his/her own
cost. .,,

14. That this Agreement may be terminated I before the expiry of this tenancy
period by serving One month prior notice by lkther party .for this intention •

15. That the lessee shall use the above said premises for Residential Purpose Only.

for any unlawful activities .

17. That the Tenant I ~essee shall abide by all the bye - laws, rules and
regulation, of the local authorities in respect of the demised premises and · shall
not do any illegal activities in the said demised premises.

18. That this agreement has taken place at New Delhi and as Delhi Court shall have
exclusive Jurisdiction to entertain any dispute arising out or in any way touching or
concerning this Agreement.

19. That both the parties have read over and understood all the contents of this
agreement and have signed the same without any force or pressure from any side.

20. That the Lessor is not responsible on behalf of Lessee for any kind of outstanding
/due like Loan EM\, Phone bill, credit card payment, personal borrowing, cheque
bounce etc.

2'\. That the lessor and lessee agreed on Six month locking period. If lessee vacate
the premises before six-month Security amount shall be forfeited by lessor.
