Lease Agreement

This Lease Agreement is made and entered into on April 30 2024, between Janna D.
Macinas hereinafter referred to as the "Landlord,"

and

Maze B. Monte, hereinafter referred to as The "Tenant."

Property Information:

Address: Bacolod Irosin Sorsogon

Description: A two-bedroom apartment located on the first floor of a residential building.

Term of Lease:

The term of this lease shall commence on May 20, 2024, and shall continue for a period
of 12 months, ending on April 27, 2025.

Rent:

The monthly rent for the Property shall be Php 3000 payable .

Rent payments shall be made by electronic bank transfer.

Rent payments shall be made to Janna D. Macinas

Security Deposit:

The Tenant shall pay a security deposit of BLANK upon execution of this Agreement.

The security deposit shall be held by the Landlord to cover any damages to the Property
or breaches of this Agreement by the Tenant.

Utilities:

The Tenant shall be responsible for the payment of all utilities and services consumed
on the Property during the term of this lease.

Maintenance and Repairs:


The Landlord shall be responsible for maintaining the Property in good repair, including
repairs to structural components and systems.

The Tenant shall be responsible for minor repairs and maintenance, such as changing
light bulbs and replacing air filters.

Use of Property:

The Tenant shall use the Property solely for residential purposes and shall not use the
Property for any unlawful activities.

The Tenant shall not sublease, assign, or otherwise transfer this lease without the prior
written consent of the Landlord.

Termination:

Either party may terminate this lease upon 30 days' written notice to the other party.

Upon termination of this lease, the Tenant shall vacate the Property and return
possession to the Landlord in the same condition as when received, normal wear and
tear excepted.

Governing Law:

This Agreement shall be governed by the laws of the Philippines.

Entire Agreement:

This Agreement constitutes the entire understanding and agreement between the
parties concerning the lease of the Property and supersedes all prior agreements and
understandings, whether written or oral.

IN WITNESS WHEREOF, the parties have executed this Lease Agreement as of the
date firs firstabove written.
