INTRODUCTION
Designing a Housing
A city is a compound system of overlapping layers, synthesized to produce an ideal human environment.
This principle was well-recognized in the earlier days of traditional human settlements. But as time
progressed, regulations were introduced, segregating the distinct layers of a city, based on their function,
nature, and so on. Segregation is evident in an urban setting, through its zoning arrangements. The
residential areas were separated from the city’s commercial, educational, cultural, and industrial sectors.
This detachment has put a strain on the economic and social life of the inhabitants of a city. A smooth
functioning system is created when its different components interwork. Similarly, the suitable interlace
of layers of a city will generate a synergized way of life for its residents. The creative integration of
compatible systems and communities in urban settings can help create a cohesive society with a low
footprint.
Land is one of the most valuable resources of a city, so trends of high land costs are seen due to its limited
availability. The growing population demands are addressed in an unsustainable manner. The physical
and social well-being of people is under threat. The common requirements of people in a city are housing,
income, and employment. All of these are resolved through various layers of infrastructure in cities. But
since the sectors are segregated, retrofit solutions are offered that come with an additional expense on
the citizen’s account, such as transport facilities. This system proves to be unsustainable for people and
the city environment over a long period. For the same can housing and businesses be blended with the
development of mixed-use housing? With shelter and economic income secured, will the quality of life of
inhabitants be enhanced? Group housing includes both residential and social spaces that not only restore
the sense of community within but also can revitalize the relationship of the people with their
surrounding neighborhoods.
The challenge is to design a mixed-use group housing with dwelling units for all-income society. The
group housing must consist of commercial/retail spaces along with living and communal spaces. The
design must consist of a single structure with retail spaces on the bottom floors and living spaces on the
top floors.
A Few Important Aspects of Housing Design:
Spaces for greenery and communal activities are to be designed. The design must be facilitated both
vertically and horizontally with efficient systems.
To propose Build and open space that employs inclusive strategies and capitalizes upon the site's central
location and spectacular views
Sustainable strategies must be employed to create a low impact and ideal performance prototype for
composite structures.
The design aims to create a cohesive live-work community by addressing diversity and efficiency.
It should have a sense of place that is derived from the present context of the site.
A balance between public spaces and privacy in living spaces must be achieved.
Design objectives
● Harmony: The design must be able to establish a connection to or harmony with the
surrounding site context.
● Balance: Privacy and interaction must be guided in the layout and a balance of closed, open, and
semi-open spaces must be achieved.
● Layout: The navigation among different spaces must be guided in a simple manner that could
cater to both residents and outsiders.
● Context: The design must consider the immediate site conditions as well as the wider
socio-economic and environmental factors surrounding the site.
AIM:
Introduce students To design complex housing spaces and buildings in terms of area, user group,
typology, function etc, with emphasis on scale or complexity of the project. To understand and analyse
housing in urban context, preferably in a different socio‐cultural-economic setting than the institute
and document the study in the form of a report with emphasis on relevant aspects like density, climate,
social structure, culture, architectural typology, construction technology, urban fabric, economy,
services, traffic movement, etc.
OBJECTIVE OF ASSIGNMENT:
2. Application of climatic design parameter with reference to human comfort and energy
conservation
3. Understanding of the context for the design proposals and evolving project that may be based on
the current needs of the city and / or context responding to aspects like landscape, ecology, image,
and identity, etc.
4. To analyze and understand the relationship between various typologies of units, their
combinations, clustering, and resultant buildings with respect to privacy, socio-cultural
needs, built-form configuration, structural/ service efficiency, density, topography, climate,
rules & regulations etc.
5. To design buildings integrating functions, structural system and services and understand its
resultant effect on visual form / architectural character of building.
6. Application of the design parameters for earthquake resistant structures in R.C.C. construction
systems and understand how these may be integrated in the architectural design process.
DESIGN METHODOLOGY:
Identified site form Development plan prepared by PCMC. Project site is situated 20 km from Pune
towards the North-West direction,around 8.7 km away from Chinchwad Railway Station and
around 22 km away from the Lohegaon Airport, which is Pune’s only Airport.
and is a fast growing suburb of Pune City. Site is well connected to Pune city by road transport.The
surrounding area is now fairly developed, and many more housing projects are coming up. The
location of the project is close to the Reserve Forest Area which is at around 2.5 km aerial distance.
The project is under administrative and sanctioning jurisdiction of Pune Metropolitan
Region development Authority (PMRDA) under the Maharashtra Regional Town
Planning Act (MRTP) 1966 and its amendments there on.Students are given with the design
program requirements as per the Byelaws and FSI calculation for the particular plot as a start.
Students need to analyze the requirements and relate this with the site context and surroundings.
Step-1: Students need to do a detailed site analysis with study of climate, its location, topography,
scale, context – both- immediate and wider, and land-use. Need to justify the type of development
and proposed residential spaces to understand the potentials, challenges, future requirements of the
site .
Step-2: Students need to understand Building bye laws:(UDCPR,PMRDA and NCB) Rules for FAR,
Coverage, Side setbacks, height limits, Mandatory open spaces,amenity space for plots bigger than 4,000
sq.m., Parking norms, Internal roads widths, drain, cul-de-sac, parking space, driveways, net coverage
available, permissible commercial areas, distance between two buildings, etc Students need to make a
massing model to develop the concept with respect to building bye laws and calculation.
Step-3: Students have to decide as per their design how many numbers of 1BHK,2 BHK,2.5
BHK(Standard &Premium), 3 BHK(Standard & Premium) flats need to be designed in this residential
Township.Specified No of Units provided should be within the range given. Modify the services area,
parking, and other parameters accordingly: Ground coverage, FAR & height relationship, FAR, built
up area & saleable area relationship & ratio, areas free of coverage & FAR, prevailing market in the
area, unit cost & paying capacities, unit costs & target buyers, selection of unit cost ranges for
design, design complex as per requirements below. Submission - 7/10/2022
Step-4: Design & develop the concept and work on the Single line plans and design development w. r.
t. Area Statement. Submission - 10/10/2022
Outcome: Concept and Zoning with circulation diagram, Site sections and block model.
Step-5:Double line planes and design development with site sections. Development of site plan with
site development Detail floor plans,Landscaping,circulation,amenities with Identification of building
materials and building technology. Submission - 14/10/2022
Step-6: Finalize all floor plans with layouts of various services and development of sections and
elevations With the emphasis on façade development.Submission - 17/10/2022
Step-7: Site plan, site sections, Detail floor plan, sections, and elevations. Detail Final
Model.Submission - 21/10/2022
FSI AREA STATEMENT AND OTHER REQUIREMENTS AS PER UDCPR:
Specified No of Units provided should be within the range given. Modify the services area, parking,
and other parameters accordingly.
B. AMENITIES:5% of total plot area to be provided for amenities: 3,264.93 sq.m. (As per The DCR you can
construct on 10% of the total amenities Area free of F.S.I ).
