LEASE AGREEMENT

THIS LEASE DEED is executed at Kochi on the 10th day of April 2022, BETWEEN 1. Mr.
Nijil Tharakandathil, aged 43 years, S/o Mr T H Ibrahimkutty, residing at B-1, Golden
Shower, Thottumugham PO, Aluva, Kerala, India; hereinafter referred to as the “LESSOR”
(which expression shall include his heirs, successors legal representatives and assigns) of
the one part And 2. Mrs. Misha Chandran(Id proof Aadhar No 7080 2568 7185), aged 42
years, D/o Mr. V Chandran, having permanent address at Venganamkuzhi, Paithrikam,
Muppathadam P O, Ernakulam, Kerala, India. hereinafter referred to as “LESSEE” (which
expression shall include his heirs, legal representatives and assigns) of the other part.

WHEREAS the LESSOR is the owner of the Flat No. 8D, along with car parking space in
Tranquil Towers, Kakkanad, has agreed to lease out the said flat on the following terms
and conditions:-

NOW THIS DEED WITNESSES AS FOLLOWS:

1. The lease is granted for a period of 11 months commencing from 16/04/2022


till 15/03/2023 and the rent shall be effective from the said date 16/04/2022.

2. The LESSEE shall pay to the LESSOR Rs. 10000/- (Rupees Ten Thousand only)
per month towards rent for the flat and the same is payable on or before 10th day
of every succeeding English Calendar month. In the event of any default in
payment of the rent as stipulated above, interest is payable at 12% per annum by
the LESSEE from the date of default till the date of payment.

3. The LESSEE has paid Rs. 30000/-(Rupees Thirty Thousand only) towards
interest free deposit as security for the proper maintenance of the flat and for the
satisfactory performance of the terms of the deed. The security amount will not
be adjusted with the monthly rent till the end of the tenancy period. This amount
will be refunded by the LESSOR to the LESSEE without interest as and when the
Flat is vacated by the LESSEE after adjusting due amounts, or any expenses
towards damage/breakage/loss.

4. In addition to the rent payable, the LESSEE shall be liable to pay Monthly
Maintenance Charges, Electricity, Water and Gas Charges (if applicable) in respect
of the apartment, for the duration of the stay in the flat. Any increase in monthly
maintenance charges during the period of stay by the LESSEE will be borne by the
LESSEE.

5. The LESSEE shall keep the said the flat in good condition and shall not sub-let,
assign or otherwise part with possession of the same in part or whole. The flat
should be used by the immediate family members of the LESSEE only. The
LESSEE has also abide by the rules and regulations said applicable to the LESSEE
under respective laws.

6. The LESSEE shall before occupation make sure that all the sanitary, electrical and
other fittings are in good condition and in working order and shall return them in
the same condition at the time of vacating the apartment.

7. The LESSEE shall use the apartment only for the residential purpose of LESSEE.

8. The LESSEE shall not carry out any additions or alternations to the Flat, layout of
fixtures, without the written consent of the LESSOR, but it shall be permitted to
install Additional Air Conditioners, Air Coolers etc. subject to relevant rules and
directives of authorities and the costs shall be borne by the LESSEE and shall be
removed on termination making its space as is where is condition as on lease date
started.

9. The parties shall comply with all the rules and regulations of the local Municipal
and other relevant bodies. The LESSEE shall obey the rules and regulations of
Owner’s Association.

10. The day-to-day minor repairs such as replacement of electrical switches, light,
bulbs/tube light, fuses, leakage of water taps etc. have to be done by the LESSEE
at their own cost. But major repairs such as leakage in electricity or bursting of
sanitary pipes or cracks have to be borne by the LESSOR at their own cost.

11. The Lease agreement shall be terminated prior to the expiry of the present terms
by either party after giving thirty days notice in writing to the other party. This
lease agreement could be renewed after the expiry of the present term by mutual
consent for further period on a rental enhancement of 5%.

12. On expiry of the lease period or termination of lease as per clause 11 above, and
simultaneous of the refund of security deposit as well as any unadjusted advance
rent paid, the LESSEE shall hand over vacant possession of the flat to the LESSOR
in the same condition as the time of commencement of the lease, normal wear and
tear expected.

13. The LESSEE shall permit the LESSOR or their agent/assignee to enter the flat with
prior intimation for inspection to carry out repairs and maintenance at
reasonable times as and when necessary.

14. The LESSOR shall pay all the taxes of any kind whatsoever including house tax,
ground rent as are or may here in after be assessed on the flat by the Corporation
or any other statutory authority whatsoever.

15. In the event where LESSEE would like to break the tenancy in the first 6 months,
LESSEE must pay the charges including commission and other expenses paid by
the LESSOR for the broker/agent. On the other hand, if LESSEE is asked to vacate
the house in the first 6 months, LESSOR would compensate LESSEE with the
brokerage. Upon the culmination of 6 months, if LESSEE would like to withdraw
the tenancy, LESSEE should give 1 month’s written notice to the LESSOR (as
mentioned in clause 11), the failure of the same would result of deduction of rent
amount from the advance amount paid.

16. In the event where it comes to LESSOR’s attention that LESSEE is found guilty of
any crime based on the laws of the country or has criminal background LESSOR
has the full right to terminate the tenancy with 2 days’ notice. In the event of such
circumstances as mentioned above, the advance amount would be refunded only
after subsequent deduction of pending rental charges and other related expenses.

17. The original of this agreement after execution by parties shall be kept with the
LESSOR, the copy by the LESSEE.

IN WITNESS WHEREOF the LESSOR and the LESSEE have hereunto subscribed their hands
on the day, month and year first above written in the presence of witnesses signing
hereunder.
