PROJECT NAME: CONSTRUCTION OF HOTEL AT PIR SOHAWA, ISLAMABAD.

INTRODUCTION
Project Goal & Justification
The purpose of this project is to develop a state of the art luxurious hotel in Pir Sohawa. The 100 room deluxe will be called PARADISTAN HOTEL PIR SOHAWA. It will offer a full range of meeting facilities as well as communication and business center, restaurant and recreation facilities. Pir Sohawa is a unique point where one can compare the urban and rural Pakistan simply by turning the head from one side (looking at Islamabad) to other side (looking towards rear lush green valley with villages, flowing streams and mountains beyond). Hashoo Group of hotels issued a tender notice on 1st Aug 2011, for the construction of 100 room hotel on Pir Sohawa, Hashoo Group wanted to add another hotel name in their portfolio and grasp the advantage of beautiful and eye catching scenes with peaceful surroundings that Pir Sohawa is famous for and to target families more instead of business class of Pakistan and of other countries as customers. 3 Az Builders (pvt) Limited submitted proposal to acquire the tender and bid on the respected tender notice issued by Hashoo Group. 3 Az Builders (Pvt.) Limited has a well organized project team as well as necessary equipment for the construction of the Hotel. Hashoo Group selected 3 Az Builders (Pvt.) Limiteds for the construction of the hotel and approved their proposal.

PROJECT STATEMENT
To construct a 100 room deluxe Hotel on the provided site on Pir Sohawa, at a cost of Rs 75 Million for the Hashoo Group, in two years starting 25th Aug 2011 and 25th Aug 2013.

PROJECT SCOPE
This project is a pre-requisite to opening and operation of The Hotels Services in Pir Sohawa. The project scope is limited to Construction of The hotel facility to the required standards as envisioned by the client. The building is supposed to meet the Hotels Group quality standards expectation and design requirements. The scope will include: Getting approvals, construction work, budgeting, Project review and control and quality assurance. The project will not include: management if Hotel operations or recruitment and training of hotel staff prior to opening.

PROJECT BUDGET & SPONSORSHIP


Hashoo Group will be sponsoring the whole project from and has approved a budget of Rs. 80,000,000/-.

ASSUMPTIONS AND DEPENDENCIES


Assumptions

The following factors are assumed


Highlight any special considerations enhancing the site selection on the Composite Plan. Existing open space, topography, vegetation, tree cover, and views. Facilities scheduled for demolition. Prevailing winds, solar orientation, and local climate. Site access. Separation of auto, pedestrian, and service traffic. Anticipated growth and expansion.

Availability and willingness of financier- due to the massive nature of finances needed in this project to move. It is assumed that the financier is willing and able to disburse finances as they are needed in the budget

Inflation- The current rates of foreign exchange will stay stable i.e Rs 84 per dollar to facilitate import of the much needed items to bring the Hotel to world standards. The current prices of construction will stay stable

Political stability- That the political environmental till 2013 will be peaceful and stable.

Weather- weather will be suitable and conducive most of the year round, it is expected to be wet only in the wet season when the foundation laying will be done Finance The project finances will be available on the time without any hurdles.

Dependencies

Approval of Licenses- The project will be dependent on approval of various needed licenses

Constraints Note any special restrictions impacting the site on the Composite Plan. Airfield clearance criteria. Explosive quantity-distance criteria. Site plan approval by the DoD Explosive Safety Board Fire equipment access. AICUZ noise criteria or sound attenuation requirements. Building height limitations. Set back criteria from roads, airfield surfaces, curbs, sidewalks, etc.
