Objective of building assessment

 To check condition of building before taking up


for repair and upgrading work.

 This will determine whether or not a distresses


building should be demolished to build better or
whether it will be cost-effective to either repair
or retrofit.
Causes of distress in building

 Lake of maintenance results in deterioration of


material and structural component.
 Extreme loading condition like severe
earthquake or cyclone for which it is not
designed.
 If building foundation is not designed properly.
 Construction is not followed by standard codes.
 Corrosion of R/F due to environment.
 Settlement in foundation.
Main steps of assessment

 To record the damage if any , and find out the


causes of distress.
 To assess the extent of distress, to estimate
strength of structural component.
 To plan the rehabilitation and retrofitting of
building.

Methods of building assessment

 Preliminary assessment –
visual, rapid and low cost assessment
procedure.

 Detailed assessment –
Time consuming ,cost consuming and slow
process.
Preliminary investigation

 Steps –
1.Collection of information.
2.Visual inspection of condition and recording distress.
3.Evaluation of safety against performance criteria.

 Information needed-
Complete record of building design details, drawing.
Details of any repair or retrofitting done. load details.
if above information is not available detailed
assessment is conducted.
Observations in visual investigation

 Verification of accuracy of original drawing


 Identification of major alteration not shown in
drawing.
 Identification of visual structural damage.
 Observation of condition of soil.
 Documentation of existing condition with
photograph and locations.
 According to severity of damage distress is
categorized.
Detailed investigation

 Member level investigation.


 Measurement of structural element are noted.
 For properties of material some tests are carried.
 Geotechnical investigation.
 Recommendation of retrofitting/strengthening.
Test in detailed investigation

 Non destructive testing


1.Rebound hammer
2.Ultrasonic pulse velocity
3.Penetration resistance.
4.Pull-off .
5.Core testing.
