PROJECT BACKGROUND
HOUSING PROGRAM
A housing program is a planned system
of projects, services or activities intended to
support individuals or families in need of
shelter . It’s purpose is basically to create
housing in a city to fulfill basic human need
for a shelter.
PROJECT BACKGROUND
According to Mr. Apolinar D. Zafranco, the LGU
Housing Coordinator of Tayabas City, their are more
than 700 families that have no permanent
housing unit. They are the Informal Settler Families
and government employees. Families belong to
Informal Settlers are those living along danger areas,
affected by climate change and affected by
infrastructure projects.
PROJECT BACKGROUND
The proponents of the study aims to design a housing project for informal settlers and
employees that will accommodate the need for housing unit of the residents of Tayabas City, Quezon.
The proposed design of the facilities are expected to provide safe and integrated settlements for 585
families.

objectives are:
To develop a perspective design, architectural plans, structural layout,
electrical layout and plumbing layout for the proposed structures in the
housing project.

To present the design computation for structural components as required by the


National Structural Code of the Philippines (NSCP), National Building Code of the
Philippines (NBCP), Housing and Land Use Regulatory Board (HLURB) and
Department of Public Works and Highways (DPWH) .

To produce the construction management for all the materials to be used in


the project .
TECHNICAL STUDY
Nature of Services
The purpose of the proposed housing project is to uplift
the conditions of the underprivileged and homeless
citizens of Tayabas City. The proposed housing project has a
single detached dwelling units and apartment type
buildings that will provide safe and decent living for
housing beneficiaries. A multi-purpose building that have a
store for food supply and can be used for various
administrative meetings and social events.
Nature of Services
An elevated water tank for an efficient water system for the
housing project, a road network to aid the flow of traffic in and out of
the project vicinity, a drainage system to prevent clogged pipes that
may result to flooding of the area, a covered court for assemblies,
occasions that will require a large space for residents of the area and
for various recreational activities.
The target beneficiaries of this housing
project are the proportion of Informal Settler
Families and government employees in
need of shelter in Tayabas City who are
affected by infrastructure projects and
climate change and in danger areas.

ENVIRONMENTAL IMPACT ASSESSMENT
Certain actions must be taken to avoid all the negative impacts of the
project. This must be done by following the mitigation measures for:
• Air Pollution
• Noise Pollution
• Water Pollution of the river near the project site
• Land utilization
Construction sites are working environment at high risk for employees. Safety
and Health requirements must be prioritized to get a positive impact on the
progress of the project. To address this:
• A safety personnel must be assigned in the project site to track workers in their
activities.
• Construction safety signage must be provided in designated areas around the
project site.
• To ensure overall safety of workers, protective equipment and other protective
barriers shall be adequate and properly maintained during construction.

Elevated Water Tank

To serve the demand for


water in the proposed project, an
elevated water tank will be
constructed. The calculation for
the water tank capacity is based
on the RWS Design Manual.
In order to build safe and long-lasting structures, certain
standards and specifications must be followed, various requirements
must be met. To secure the high quality of the project, the standards set
by the National Building Code of the Philippines (NBCP), Code on
Sanitation of the Philippines, Revised National Plumbing Code of the
Philippines, Philippine Electrical Code, Fire Code of the Philippines and
the standards set by the Department of Public Works and Highways
(DPWH) must be complied.

Design Standards and Specifications


In designing the proposed housing program, the proponents based
on the standards set by the National Structural Code of the Philippines
2015. Computations are also based in the latest version of the NSCP to
guarantee an accurate analysis of the structures.
