ALL MAJOR ACTIVITIES 

 Site Survey and Plan preparation :


Site Survey is done to understand the existing contours of the Site for site development. It’s
required to prepare the drawings of the areas where the construction to be carried out. It’s
also done to make sure that construction happens in the absolute position in the ground.

 Soil Investigation:
Soil Investigation was done at earlier stage to obtain the soil properties and quality for
proposing the foundation method, load bearing capacity and obtain probable settlement of
structure. Shore Pile design was proposed and carried out.
 
 Site Clearance:
Site Clearance Certificate is issued to start the work at site. It is part of enabling works
which involves clearing or demolition on existing structure in the land which needs to be
developed. Site is cleared to start the Construction.

 Design Team Recruitment


Various Consultants are finalised by performing technical and financial analysis as per the
contract’s requirement. Negotiating with qualified design team with all the required
information. Finally the contract is awarded to all the consultants.

 Concept Finalisation
After the finalisation of Consultant, they work on the various concepts amongst which 1
Concept is finalised.

 Detailed Design Finalisation


As per the IOD plans, detail design is done and design architect coordinates with all the
other consultants and arrives at the final design and same is coordinated with Structural and
MEPF details for draft estimate
ALL MAJOR ACTIVITIES 

 Draft Estimate and Schedule


Estimation and Planning department work on the DD drawings and prepare the draft
estimate and timeline schedule for floating the tenders and arriving at the tentative cost of
the project for planning the cash flows.
 
• Working Drawings(GFC) & Finishing Matrix Specifications Finalization
After the draft estimate the tentative cost is arrived and as per the builder budget and
client’s requirement the changes are made in the Design and the final design is arrived.
Working drawings are issued in construction stages. Also framing plans coordinated with
Structural and MEPF is prepared and shared with Costing team to prepare the detailed
estimate of the project. Mutually the Planning team also prepares the detailed schedule in
L6 level using the MS Project software. Estimate and schedule is sent for Management’s
approval after all the due diligence and uploaded in SAP/ERP. Accordingly the Monthly
Cash flow is prepared.
 
 Detailed Estimate & Baseline Schedule Finalization
After the GFC’s are finalized Detailed Estimate and Time Line Schedule is prepared.

 Contractors Finalisation
 After the Detailed Estimate is done, Contractor finalisation is to be done for the various
works.
Contract Finalisation is either done as Lump sum Contract or Item rate Contract as per the
builder’s choice.
Once the concept and estimate is finalised. Prequalifying the contractors is done.
Tender is floated to various contractors and technically sound and financially strong( 5 year
project analysis is done) contractors are shortlisted and invited for the negotiations.
Contractor’s documents are reviewed thoroughly and understand their project work
background, after all the ambiguities are clarified Contract is awarded to the shortlisted
Contractor.
 In this project Lump sum Contract is finalised.
 Various Contracts like Excavation , Piling, Civil, Electrical , Plumbing, Firefighting, Other
Labour Contract for Finishing works such as Waterproofing, Tiling, Painting, External
Cladding, Lift Vendor, Swimming Pool Vendor as per the schedule dates these
contractors/vendors are finalised.
Civil Contractor MS Enterprises is finalised and Schedule is shared with the drawings.
 Scope of Work of MS Enterprises Includes Excavation and Backfilling, Civil works such
as Shuttering with material, Reinforcement only labour and concrete pouring, Block work
labour, Internal Plaster Labour.
Finishes Vendors are finalised during the process of execution.

 Procurement Planning
Various Vendors are finalized for the procurement of the construction materials.

 Handing over of site to Contractor


After the contract is finalised, Contractor will mobilise to site with all their team and
equipment's and work is started.

 Planning and Scheduling


Planning team prepares the Micro and macro detailed schedule and tracks the project
progress.
Usually detailed schedule is prepared using MS Project and project trackers are prepared to
track and monitor the work.

 Execution _ Civil & Finishes


After the mobilsation of the contractor , Execution is started as per the schedule. Execution
breakup is mentioned in the schedule attached.

 Monitoring & Tracking


Project is tracked on daily basis. Monitoring is done using project trackers and checking if
the target works are completed as per the mile stones. Daily work is monitored by the
Engineer and updated to the HO Planning team. And delays shall be registered and catch up

 Quality and Safety Measures

Quality Control tests are done like Cube testing of concrete, Steel testing, concrete blocks
and sieve analysis of aggregates for RCC.
All the finishing works are carried out with quality assurance.

Quality inspection is done by the Client team frequently.

Safety measures are carried out at the site during the execution for the labours. Safety
trainings are provided to the labours to educate them. Hygiene and cleanliness is
maintained at the site and doctor are visited at the site for health checkups.

Safety Shoes, Jacket etc are kept on site for the visitors.

 Handover to Client
After the completion of all the works from contractors end , inspection is carried out.
Finally the project is handed over to the client for operational purpose.

 Shore Piling Works were carried out to reduce the depth of Excavation. Completion
Date of Excavation and Piling is 04/04/2017

 Sub Structure date of completion is 18th September 2018

 Garden Level is completed on 30th Jan 2019.

 L3, L4 & L5 & L6 Columns and Staircase are completed.

 Girder Level 18.235m level is Completed in 20th July 2018

 1st Floor Level is completed on 22nd Feb 2018

 2nd Floor Level is Completed on 03rd April 2019

 3rd Floor Level is Completed on 20th April 2019

 4th Floor Level is Completed on 09th May 2019
