PRE-CONSTRUCTION SURVEY
 Also known as dilapidation survey or structural survey in Malaysia
 Inspection of the existing structural condition of the surrounding
buildings and structures before the commencement of a demolition,
construction and development
 All prominent defects ie spalling concrete, distortion, subsidence,
etc will be recorded in photographs together with notes
 A post-construction condition survey will highlight any building
defects that have occurred (or caused by the construction works)
since the first survey, or after a construction
 Done by a professional Building Surveyor
PURPOSE OF PRE-CONSTRUCTION SURVEY
 To provide an accurate record, pre-construction and post construction
works, of the building condition
 The survey report is undertaken as a precaution measure should the
neighbouring construction cause damage to the building
 Will assist the building owners, contractors and developers in the
event of a claim for damage, where the report provides written
documentation on the pre-construction condition of the property
 In a post-construction condition survey, a building inspection and a
comparison will be made against the pre-construction survey
 A formal pre-construction survey can save contractors and developers
from thousands or millions ringgit claim from third parties
WHEN PRE-CONSTRUCTION SURVEY
REPORT IS REQUIRED?
 Before the commencement of demolition, excavation, piling,
construction, renovation or before taking over a superstructure work
 It is conducted to the existing condition of all the adjoining buildings
including infrastructures
PRE-CONSTRUCTION SURVEY
 The surveyor is usually appointed to carry out the survey by the
contractor who has been awarded with the contract from developer
 The contract describes the buildings and other structures that shall
be included and the extent of the survey
 The causes and detail specification for making good of defects are
usually not asked in the contract

PRE-CONSTRUCTION SURVEY
 To liaise with the property owner/ tenants/ management/ developer
of adjoining properties to access and for the verification of existing
defects found
 To carry out visual survey, inspection and to record the existing
physical condition of the said property
 To highlight the existing defects such as crack, movement,
subsidence, deformation, open gap, spalling concrete, etc (crack to
e specified as fine, medium, wide)
 To highlight the areas that would require monitoring
 To report to the client if there are any matters that require urgent
attention or firther investigation

 To provide photo (3R), dated with labeled, description of the
defects conditon
 To provide sketches/ drawngs showing the areas of photos taken and
to indicate defects and measurements. Defects especially cracks to
be measured within 2.1m (7 ft) from the ground.
 Contractor to obtain approval from tenants or developer for the are
and building to be surveyed
 Fieldwork: Dilapidation survey- internal and external or permanent
structures within the boundary determined or agreed by the surveyor
and the client (usually up to 50 metres from the permanent
structure)

 Submit 4 copies of survey report
 Enclose the survey written report
 The contractor shall submit the detailed method statement and work
programme to the consultants’ comments
