AIRPORT NEW TERMINAL

INTRODUCTION
The AAI given approval for the construction of an new international arrival
block at Calicut airport in Kerala.
The proposed block to come up at a HVAC cost of Rs 7.29 crore and had a
floor area of 1.81 lakh sq ft. It had two floors with the arrival hall located in
the ground floor. The top floor included an immigration hall. The new block
is a green building with a three-star Green Rating for Integrated Habitat
Assessment.
KITCO had been roped in as the engineering consultant for the construction
of the new block and for taking up internal modification of the international
arrival terminal. They were responsible for structural design, MEP design
and tender documents etc.
The schedule as per the tender for the completion was 298 Days from 24 th
Nov 2016 but in actual the project was delayed for 798 days and completed
on 31st Jan 2019.

MY APPROACH-
 Joined Unique Engineers Pvt Ltd. in Oct 2018.
 The Project was directly awarded to M/s UEPL from M/s
AAI.
 Due to delay M/s AAI was withholding the payments
due to delay in project.
 Management involved me to get the EOT certified and
final bill closure to get the final payments.
 Interface between client & civil contractor to get the
EOT approval and final account reconciliation.
MY ACHIEVEMENTS
In absence of justification of delay from client and other contractors ,the provisional
EOT’s was issued and amount was withhold against the delay from the running bill.
In Dec 2018 the extra and deviated items statements was shared with client for the
approval and same was approved by client in Jan 2019.
In order to my role, the biggest problem was the EOT approval from client to get the
withhold amount release and in April 2019, the final EOT was submitted to the client
for approval with all evidence and justification for the delays.
During the preparation of EOT, it has been observed that based on the actual
schedule submitted to client the completion date was Sept 2017, and maximum all
the major material was delivered at site till July 2017 and due to delay in work front
and site clearance from client end, the installation and commissioning got delayed.
In order to approval various commination was done and EOT got approved in March
2020 from Client.
In EOT the additional claim of Rs. 34,79,557.00 against the additional cost paid for
supervision charges and based on request from AAI the withdrawn letter for claim
was submitted to AAI.
CONCLUSION

Competencies Achieved
 Justified the following delays with evidences for EOT approval–

i. 111 days delay in handing over of project site to start the work.
ii. 402 days delay in Casting of civil structure of Plant room
iii. 540 days delay in First floor Civil works i.e Structure work, Block works and false ceiling
work.
iv. 226 days delay in providing the trench to install the chilled water pipe in between building and
plant room.
v. 540 days delay in providing the civil work clearance in aero bridge area at first floor level.
vi. 402 days Delay in providing the Area clearance for water softener installation.
vii. Due to all the above delay from the construction part the project has been delayed 500 days.
viii. The EOT was approved by AAI vide letter number-AAI/CL/Engg (E)/HVAC-BMS/2020/034
dated 18.03.2020.

 Got the Extra Items & Deviation items approval as per the CPWD DSR-2018.
 Successfully close the final account for the job..

 Got the EOT approval without any penalty for delay .
