LAND USE
LAND USE
The local planning area consists of the erstwhile Tiruchirappalli,
Srirangam and Golden Rock Municipalities, 5 Town Panchayats and 27
Villages in the following table;
The land use pattern within the
corporation area indicates that about
37% of the total area is under residential
use. The older parts of Tiruchirappalli
such as Thuraiyur, Puthur, Tennur and
Fort are denser and in these areas, the
residential developments have been
happening at a much faster pace over
the past decades.
Over the recent years there has been a surge in industrial activity mainly because
major industrial establishments such as BHEL, Ordinance factory etc., have already
been set up and only ancillary units to these industries are coming up at present. The
growth and change in Land use of the city is mainly supported by the high degree of
connectivity of the city with the nearby areas.
RESIDENTIAL LAND USE • The residential land use pattern within the
city shows two distinct characters. The core
area is of high residential density and the
newly formed colonies in the added areas
of the city are of much lower density
compared to core area.
• Srirangam is an Island in the waters of River
Cauvery, where concentration of residential
activity is observed to be around the temple
areas. Of late, high raised developments of
residential activities have started coming
up.

CHALLENGES AND ISSUES

CHALLENGES AND ISSUES

CHALLENGES AND ISSUES

SPATIAL GROWTH ISSUES

• Small-scale commercial activities catering to the day-to-day needs of the population get dispersed
automatically. However, special efforts need to be made by the city corporation to attract medium
and large commercial centres and offices and avoid their sporadic development leading to ill-organized
traffic patterns.
• Most parts of the older towns have much higher density and mix of land use in the city. The existing
core area of the city has attained the maximum saturation level and requires dispersal of future
activities to control the congestion problems in older parts of the city and commercial nodes of the city.
• The narrow roads and increase in volume of traffic in city are the result of the higher concentration of
facilities in the older part of the city, which has to be improvised.
• The lack of an organized mass public transport system in the city has led to an increase in the
number of private transport vehicles. These contribute significantly to carbon emissions in the city.
• Frequent occurrence of floods during monsoons lead to damage of properties. Encroachments on
agricultural land and urban villages are an issue of concern. The urbanized area is expanding in an ad-
hoc manner, often into the green area.
• Absence of stringent development regulations has made rural areas to become a prey to unauthorized
development. Original land owners have parceled their holdings and sold these at high prices to
builders / developers and this has resulted in haphazard developments.
• Development of Satellite Townships outside City Corporation limits needs to be envisaged to
depopulate the city and accommodate the future population. Increasing slums and squatter
settlements leads to environmental degradation.
GROWTH CONSTRAINTS OF THE CITY
• River Cauvery separates Srirangam from the Tiruchirappalli city. The city also has
a large number of water bodies and channels in the city. Major and high cost
infrastructural facilities such as bridges and sub-ways are required for developing
areas and this act as a limitation for the growth in the city.
• The location of railway workshop and railway line in the middle of the city acts as
an impediment for continuity in growth and a large number of RoBs are required
for developing an area in the city. Most of the location of these RoB s and Level
Crossings are in the older city, where expansion and land acquisition are difficult.
