 Project Phasing: Floor Plate phasing into


different areas. Sequence the work accordingly
(concrete to structural steel to final finishes).

Project Information

RICHARD IVEY SCHOOL OF BUSINESS is a 3 story Building


consisting of a Basement, First, Second & Third Floor with a
Mechanical Penthouse roof.

 Assume: Basement, First & Second Floor are concrete structures


including walls & columns. Assume 3rd Floors is structural steel
(beams, joists & columns then metal deck with concrete topping).

 Penthouse & roof is structural steel as well with metal decking


and roofing membrane.

 Use THE IVEY BUILDING TOUR BOOK for floor plans & general
information.

 Have a group site visit arranged.

 Project Start: July 11th,2016 (Mobilization) unless indicated in
constraints.
 Project Completion: August 24th,2018 (All Groups).

 Project information might be vague at times representing


real construction situations.
 Request for Information “RFI” – Project consultation sessions.
 Make Assumptions unless indicated in group constraint.
 BUT be reasonable or the owner will not award you the
project (LONGER SCHEDULE MEANS MORE REASOURCES
MEANING BIGGER BUDGET).
 Think of a solution to your group schedule constraint. Make
sure to indicate your solution in your write-up

Typical/Standard Production Rates
For Project Component #4: Construction Schedule – Follow the following
standard production rates:

Concrete Foundation Walls:


 Typical Wall Pour: 50 to 60 ft. (15m)/pour/crew.
 Concrete Columns: 7 to 10 Columns/crew/day.

Concrete Slab On Grade (SOG) or Suspended Slabs:


 Typical Slab Pour is 12,000 (1,100 s.m.) to 15,000 S.F. (1,400 s.m.)

requiring a 7 day Cycle between each pour.

Structural Steel & Metal Deck:


 Structural Steel Erection: 5 to 10 Days for 15,000 S.F. (1,400 s.m.) of

Structural steel erection (Depending on size/weight of members) per


crew.
 Metal Deck: 5 days for 15,000 S.F. (1,400 s.m.) floor plan per crew.

For Project Component #5: Cash-flow & S-Curve – Follow the following Budgets:

 Assume General Accounts- $2,500,000 (Even Monthly Draws)


 Assume Insurance/Bonds - $1,000,000 (Upfront Cost)
 Crane (Tower & Mobile Cranes) – Included in G.A.’s (Rental @ $25,000/month for Tower)
