INTRODUCTION
INCOR ONE CITY
• Incor One City is a new project in Hi-tech road, Kukatpally, Hyderabad.
• This unique project developed by partnership of Incor and Brookfield.
• A thoughtfully designed, high-rise community of 1,361 homes situated a few
minutes away from the IT district.

Location
• ONE CITY is located at Hitec City, KPHB (Kukatpally) is in the heart of
Hyderabad business district 5 mins from IT hub, HITEC CITY,
• Total land area of 11.45 acres, 5 residential apartment towers of 27-32 floors 3
lakh sft shopping mall abutting the main road.
• KPHB (Kukatpally) is in the heart of Hyderabad's Business District.
About the project
• Incor One city is spread across 11.54 acres
of species land and 5 residential towers,
approximately 27-32 floors.
• The project have total 3 lac sq ft of area
developed for the commercial use and 2.1
Million Sq ft of Residential space.
• Incor city offers 2, 3 BHK apartments in
different unit plans between 1216-1931 Sq
ft and different dimensional formats.
• One City is located in Kukatpally on the
KPHB - HITEC City main road with
convenient access to the best of retail
destinations, schools and hospitals. The
project comprises 2 & 3 bedroom
apartments spread across 5 towers that soar
between 28 to 33 floors into the sky.

Safety Engineering
• Depending on the height of the building, 1.1m to 1.2m high balcony railings
ensure safety on any floor.
• Apart from a few horizontal railing members that are a structural requirement,
all other railing members are vertical.
• Compliant with the Bureau of Indian Standards National Building Code.
Every balcony railing has vertical divisions. This ensures that children
cannot climb them.

FIRE SAFETY
• Fire water tank and fire pumps located at basement and terrace level.
• Fire detection; alarm system and public address system.
• Automatic sprinkler system at basement, lobby and apartments.
• Portable fire extinguishers in the common areas.

Every apartment project that we develop is designed and installed as per the ‘National Building Code (NBC) of India, Part
– 4, Fire and Life Safety’. We also work in close consultation with the Telangana State Disaster Response and Fire Services
Department during the design phase of this system.
Fire Safety Engineering
• Early warning heat detectors in your kitchen.
• Multi-detectors for heat and smoke in all the remaining rooms.
• Detectors trigger an early warning fire alarm alerting residents and personnel in the building
with the location of a potential fire.
• Every floor has early warning fire measures like hand-held extinguishers and water hoses.
• In case a fire is too intense for early warning fire measures, follow the exit signs and evacuate
the building.
• A pressurized network of pipes feed the fire sprinklers in every room of your house.
• Every fire sprinkler has a temperature activated glass bulb that melts at 68° Celsius.
SMOKE AND HEAT
DETECTOR
• Only the fire sprinklers in the region of the fire will activate when a fire melts the glass bulbs.
• Three redundant water pumps activate in sequence when they sense a drop in water pressure.
This ensures the sprinklers are fed with a constant water pressure.
• Pump 1 is an electric pump capable of delivering 180 litres per minute.
• Pump 2 is a high capacity electric pump which can deliver up to 2250 or 2850 litres per
minute, depending on the height of the building. This pump switches on if Pump 1 is unable to
maintain water pressure.
• Pump 3 is a high capacity diesel pump which can also deliver up to 2250 or 2850 litres per
minute, depending on the height of the building.
• This diesel pump switches on if Pump 1 and 2 are unable to maintain water pressure or if the

Dedicated Tanks
Water is first pumped into dedicated Fire
Tanks. When these tanks are at full capacity
the water only then overflows into the daily

Timely Evacuation
This second objective is paramount in a major fire. Time is of the essence
in a Fire Evacuation. Minutes make a big difference in achieving positive
outcomes. All this comes down to effective planning of exits and stairwells.

The towers are planned so that every apartment has quick access to Fire
Exit Staircases. The Fire Exit doors are 2 hour fire-rated. These doors are
fitted with a push lever that allows people one way access into the Fire Exit
Staircase. The only floors that have two way access is the ground floor and
the terrace floor. 
The reason for this is; during a fire, people using the Fire Exit stairwell need to enter the Fire Exit and exit the building, making
the other floors inaccessible from within the Fire Exit prevents residents, who are possibly in a state of panic, from erroneously
entering a floor which possibly is on fire. Even the width and the number of flights of stairs are as per specified regulatory norms.
Failure to abide by these norms can result in the occupancy certificate not being issued.

Water Engineering
• Treatment and reuse of Sewage Water drops the overall quantity of water needed by a factor of 40.9%.

• Low flow, water-efficient fixtures imitate the flow characteristics of regular fixtures while using 30% less
water.
• Pneumatic Booster Pumps actively boost water pressure to the upper floors.
• Pressure Reducing Valves are passive mechanisms that reduce water pressure across lower floors. PRESSURE

Water Distribution
Basic Water Flow
The first three sources, municipal, bore-well, water tankers, are fed into the Fire Sump. The
overflow from the Fire Sump fills the Domestic Sump. Water from the Domestic Sump is pumped to
the overhead Fire Tank, which again overflows to the domestic tank. This ensures that the water
required for Fire suppression is always available in this specially designed sump. Water from the
overhead Domestic Tank feeds all water outlets in your apartment barring the flushes. 
The used water from your shower, kitchen, toilets and bathroom sinks, is sent to the Sewage
Treatment Plant. Once it is treated, this water is stored in a Treated Sewage Water sump at the STP.
From here this water is further pumped to each tower’s own Over Head Flush Tank which feeds
water to the flush tanks of all the toilets and is also used to irrigate the landscape.

Water Pressure Equalization
For every 10 feet of vertical pipe, water pressure increases by a factor of
approximately 4.3 to 4.4 psi. So the water pressure in the ground floor of a 20 story
structure would roughly be about 87 psi more than the topmost floor. That is a huge
difference. To give you an equivalent, a diver 160 feet underwater would experience
similar water pressure levels. 
This extreme difference in water pressure can cause a lot of heartache in running an
effective water distribution system within a residential building. Upper floors will
suffer from very low water pressure levels, resulting in trickling water sources at all
outlets. The lower floors will suffer from excess water pressure that leads to incessant
damage to faucets, geysers, and pipes. 
To mitigate this gravity-induced issue, we utilize a Dual Mechanism Water
Equalization System that maintains a fixed water pressure across the entire building. 

Pay per use


Unlike most apartment projects, each apartment’s Domestic water supply is metered individually. This gives residents the benefit of
paying as per their usage. It also places the right metrics and measurements in place for people to be aware of their usage patterns
and possibly encourage habits of frugality (refer to case study below) when it comes to water. The meters used on our Indis projects
are compatible with our central Building Management System that keeps track of all utilities. 
In fact, each apartment has an RDU (Remote Display Unit) that relays the reading of the meter to a display in each apartment. The
RDU also relays DG usage and water usage to the residents flat.
