COMMERCIAL PROJECT - PATRIOT CAFE

Project Overview
OVERVIEW
Team Git 'er DONE! was retained to propose a commercial development for a site behind the Ratliff Building South (RBS) complex at
the University of Texas campus in Tyler, Texas. The building will exist approximately 100 yards up the hill from the pond and provide
a centralized location for UT Tyler students to gather, eat, socialize, and relax.

GUIDELINES
Sustainability
-Use of local materials
-Fluorescent and LED lighting fixtures throughout
-Energy efficient appliances and water efficient lavatories
-Double glazed windows and doors
-Deciduous trees to provide shading during summer, allow sunlight for winter (Red Maple)
-Light asphalt roofing
Universal Features
-Doors 36" in width, hallways 48" in width
-Handrails in bathrooms, and a stall wheel chair accessible
-Ramps at front and rear of building that are wheel chair accessible

DESIGN
Form and Image
-Exterior features should blend in with existing environment and building in the area
-Built on a downward slope toward the pond with the rear of the cafe facing south
-Layered rear decking to include a higher observation deck will accommodate guests
-Appearance should be inviting and offer a feeling of relaxation and contentment
Function
-Sell Starbucks coffee and light entrees to students and teachers who attend or work at the university
-Provide a resting place for students who are between classes, before or after school hours
-Offer sitting areas where people can socialize or do homework
Criteria
-Require open decking areas on the rear side of the building facing the pond
-Spaces should be able to accommodate a UT Tyler population (total enrollment = 7519, resident students = 773)
-Total square area of project is approximately 2400 square feet on a 10,000 square foot lot
Economics
-Starbucks revenue is steadily increasing and anticipates record growth in the years to come
-Between fiscal year September 2012 and September 2013, Starbucks opened 193 stores in the U.S.
