Project Services Summary
St Michaels Mount is a tidal island 366 m (400
yd) off the Mounts Bay coast of Cornwall,
passable between mid-tide and low water.
During this three year project, EIC totally
refurbished the mechanical and electrical
installation of the medieval castle, church and
private areas on St Michaels Mount.
Working on a National Trust property brings
unique challenges in the form of regulation and
other specifc requirements. In this case, the
main challenge was the Mount being almost
cut-off from the mainland during high tides.
The two areas of the castle share the same
mechanical and electrical services, with the
majority of the services run underneath the
causeway and the Hoval Uno-3 effciency
boilers topped up with oil transported from the
mainland.
In addition to replacing pipework using
compression fttings, EIC also completed the
total refurbishment of the mechanical and
electrical installations at St Michaels Mount.
Project Summary
Electrical: New island switch room, LV mains
switchgear, distribution and small power
lighting, emergency lighting, intruder and fre
alarm systems, aerials, voice and data system.
Mechanical: New boiler rooms, ventilation and
heating, hot and cold services, sanitary ware
and underground drainage

Results
The project was completed within time
constraints and budget, with particular
consideration given to the existing furnishings
and fabric of the building.
The location was challenging, but
with rigorous planning from the outset
we understood the problem and put
effective measures in place.
