Objectives
SWBAT define gentrification in the context of their own neighborhood/community.
SWBAT calculate net growth and percent growth based on data.
Introduction
Ask students if they have heard of or are familiar with the term gentrification.
Share the following information of students:
Gentrification: the physical, social, economic, and cultural phenomenon whereby
working-class or inner-city neighborhoods are converted into more affluent communities,
resulting in increased property values and the outflow of poorer residents.
Gentrification is characterized by:
- increase in household income
- decrease in proportion of racial minorities
- low-income families are replaced by young singles and couples
- increase in price of rent/homes
- increase in number of evictions
- development of luxury housing, office/multimedia workplaces, retail, restaurants
Ask a student to define gentrification in their own words.
Ask students if they have seen gentrification in their own neighborhoods or somewhere
else that they know of.
Direct Instruction
We are going to analyze data from one repercussion of gentrification, which is the
increase in the price of rent or buying a house. But before we do that, wer are going to
learn what kind of analysis to conduct and how to do so.
For this lesson, well look at the changing cost of rent over a 10-year period.
Put the follow chart on the board and ask students which product has increased by a
greater value in cost. (Students may say Product B because the Net Growth is larger, but
correct answer is Product A because the Percent Grown is larger.)
Hopefully some students will say A because the Percent Growth has been larger, and
others will say B because the Net Growth is larger (although they shouldnt necessarily
know the terminology).

Discuss the two topics with students after giving them the following definitions and
formulas:
Net Growth the total amount that something has grown from one period of time to
another. (New Value Old Value)
Percent Growth The amount that something has grown in value compared to its original
value. (New Value Old Value / Old Value) 100 OR (Net Growth / Old Value) 100

Show students the following chart:

Have students calculate the net growth and percent growth for A and B. Discuss whether
Product A or Product B has grown more, keying in on the fact that percent growth is a
better indicator of growth because it compares growth to the original value. Also, discuss
what it means for there to be 100% growth, more than 100% growth and less than 100%
growth. Discuss what estimations we can make based on this data in terms of net growth
and percent growth.
Independent Practice
Students will be given the following graph given to them:

Students can choose all beds, 1 bed or 2 beds and are responsible for calculating the net
growth and percent growth between 2009 & 2011, 2011 & 2013, and 2009 & 2013 within
that category. Estimate how much rent might be in 07/2015.

Closing
Ask students to discuss whether the trends of net growth and percent growth indicate
gentrification. Recap what other trends may be seen in the case of gentrification.

Ask students to talk/discuss their feelings towards/against gentrification prompted with
the following questions:
Do you believe that gentrification is a positive or negative thing? What actions do you
think can be taken towards or against gentrification?

Rationale
Gentrification is an unfortunate reality for the community surround Universal
Audenried Charter High School. Many of the students who attend this high school live in
the surrounding areas and are beginning to feel the affects of this change. However, no
one has explained to these students why such a thing is occurring, and more importantly,
what all these changes mean for them. Through the analysis of rent values, students can
understand how rent has increased in the previous years, and how it may continue to
change. Furthermore, gentrification explains why rent is increasing and what other
events/patterns may also occur. This gives students an opportunity to embrace and be
prideful of the area they come from, and be aware of the changes that may ensue. This
awareness can open the door for students to understand how the racial binary in America
affects many of them, or their loved ones, all the way down to everyday things like how
much rent costs and where they can or cannot afford to live.
