LEASE AGREEMENT

That at times of payment of tax at source (TDS) at the rate of 5% of the gross
rental payment will be deducted by the lessee and the lessee shall issue the TDS
certificate to the lessor.
2 The agreement maybe further extended, if both the parties agreed to, prior to the
expiry of the present agreement.
3 If the lessee wants to vacant the building before expiry of this agreement, the
lessee will give written notice to the lessor one (01) month in advance or lieu the
Lessee shall be required to pay one (01) month of rent as compensation.
4 That the Lessee shall pay electricity, water, and sewages charges accordingly to
the bills of the local authority.
5 That the Lessee shall not sublet the apartment in part or whole to any third party
without prior consent in writing to the Lessor.
6 The lessor shall be responsible for carrying out at his cost painting/whitewashing
etc once in two years to maintain the flat in good condition. The major repairs
including electrical fittings/ items, water supply and sewages system as and when
become necessary shall be done by the Lessor.
7 That the lessee shall be responsible for the handing over vacant position of the
building to the Lessor with all fittings and fixtures listed in the inventory in
working order at the expiry of the lease at the time of vacation of premises
8 That the Lessee shall comply with all the rules and regulations of the local
authorities whatsoever with regard to the use of the building.
