Problem on F.S.I
Floor space index or Floor area ratio
Built up area or covered area of building = Plot area Area of open spaces around building
The ratio of total covered area of all floors to the area of plot on which the building is to be
constructed is known as F.S.I or F.A.R.
As per bye laws the owner can construct the building in 1/3 area. In this it is controlled by taking
1/3 of plot area.
E.g.: Plot area = 1200 m2
Built up area for each floors =
1200 = 400 m2
PROBLEMS
1. A plot owner proposed G+1 storied construction with 175 m 2 built up area on each floor. The plot size
is 16 m 21 m.find the ground coverage and FSI proposed. If all side margins are 2m. If the
FSI allowed in area is 1.0 m. state with the reason whether plan will be stationed or not.
