GROUNDS MAINTENANCE SPECIFICATION


SUMMER SCHEDULE (14 DAY CYCLE 1 APRIL - 31 OCTOBER) UP TO 17 VISITS (MINIMUM 15 VISITS) Work to be undertaken EVERY VISIT: Grass o cut and edge all grassed areas o box and remove clippings on amenity areas o rake and remove clippings on all other areas Shrub beds o maintain weed free either by chemical or manual cultivation o prune shrubs which adversely overhang or obstruct paths, windows and drives o Check all ventilation grilles at 1 MR Way and 1 MR Avenue are not obstructed. Trim obstructing plants, if necessary Trees o check all ties and stakes and attend where necessary o Advise MROA Groundworks Coordinator and Factor of any diseased/dead trees Site Cleanliness o all areas to be cleaned of litter, leaves and debris and remove same from the site o grass clippings to be brushed and removed from all hard standing areas o bin stores to be brushed and maintained weed free

Work to be undertaken AS SPECIFIED: Grass o weed and feed all areas FOUR times during the growing season ( April, June, August and October) Hedges o prune and remove waste from site JUNE AND OCTOBER o Keep all hedges at manageable height Hard Standings o all hard surfaces including paths, courtyards, car parks and gravel areas to be treated for weed and moss growth as required. First treatment to be completed by mid-April and thereafter as necessary. Shrub Beds o Prune all shrubs according to horticultural practice for variety and species at least ONCE per season o Dead head roses as necessary o hoe all soil at least TWICE PER SEASON

WINTER SCHEDULE (1 NOVEMBER 31 MARCH) 1 VISIT PER MONTH Work to be undertaken EVERY VISIT: Site Cleanliness o all areas to be cleared of leaves and winter debris o all other litter to be removed from site Shrub beds o maintain in weed free/tidy condition Hard Standings o brush and maintain weed/litter free Trees o check all ties and stakes and attend where necessary o Advise Groundworks Coordinator and Factor of any diseased/dead trees

General
Health & Safety o all work to be carried out by trained and competent personnel in full accordance with current Health & Safety legislation o chemical applications to be carried out in full accordance with manufacturers recommendations. Protective clothing and public safety must also be fully observed Additional Work o The contractor is responsible for bringing any necessary additional work to the attention of the Factor so that any necessary work can be undertaken as soon as reasonably practicable o The contractor is also encouraged to make oral or written recommendations to the MROA Groundworks Coordinator or MROA Chairman if he/she considers such would benefit the development.
