September 2012 sales were at their lowest level compared to September of 2011 and 2010. September YTD sales of 223 are running 14.4% ahead of last year's year-to-date sales of 195.

Prices
The Median Sales Price in September was $397,898, down -16.4% from $476,000 in September of 2011 and up 3.0% from $386,250 last month. The Average Sales Price in September was $466,689, up 0.9% from $462,534 in September of 2011 and up 13.5% from $411,231 last month. September 2012 ASP was at highest level compared to September of 2011 and 2010.

The Total Inventory of Properties available for sale as of September was 355, down -1.4% from 360 last month and up 17.9% from 301 in September of last year. September 2012 Inventory was at highest level compared to September of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The September 2012 MSI of 12.7 months was at its highest level compared with September of 2011 and 2010.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for September was 183, up 10.2% from 166 days last month and up 96.8% from 93 days in September of last year. The September 2012 DOM was at its highest level compared with September of 2011 and 2010.

Selling Price per Square Foot


The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The September 2012 Selling Price per Square Foot of $176 was up 10.0% from $160 last month and up 6.7% from $165 in September of last year.
