re you one of the mil-

lions of people who live
with neck or low back
pain? Do you have low back
pain when you sit or stand for
long periods of time? Do you get
stiffness or burning at the base of
your neck and into your upper
back? Are you one of those peo-
ple who cant bend down to pick
something up without having to
use a chair to help you up, due to
the pain in your back? Do you
have sciatica? If you answered
yes to any of these questions,
then you may have an injured
intervertebral disc.
Intervertebral discs are the
cushions between the vertebra of
the spine. The function of the
discs is to absorb the shock and
compressive forces of the body
and to keep the spine flexible.
They also act as spacers between
the bones so that the bones do
not rub against each other and so
that there is plenty of room for
the nerves to exit the spine.
These discs have jelly on the
inside called the nucleus pulposis
and a cartilage shell on the out-
side called the annulus fibrosis.
When discs are injured, the jelly
from the inside, nucleus pulposis,
puts so much pressure on the
outer shell of the disc that it
either bulges (bulging disc) or it
breaks through (herniated disc).
In either of these injuries, there
can be compression on the adja-
cent nerves causing numbness or
tingling (sciatica). Injuries to
these discs happen anywhere in
the spine but are most common
in the low back.
In the past, short of medica-
tion and surgery, there were few
solutions for bulging or herniat-
ed disc injuries. With advances
in technology, we are now able
to treat these injuries with non-
invasive spinal decompression.
The latest generation in this
technology is represented in the
Accu-SPINA system, which
employs a treatment for
disc problems called IDD
(Intervertebral Differential
Dynamics) Therapy. The proto-
cols for IDD Therapy, which
were developed by neurologists,
neurosurgeons, orthopedists and
chiropractors, target specific
spinal segments to relieve pres-
sure on damaged discs. This
technology works by a gentle and
pain-free pulling apart of the
vertebra, creating a vacuum,
enabling the disc material to
return into the disc. IDD works
by pulling at an angle specific for
that particular disc level.
Success stories using the
Accu-Spina system have be-
come routine in Cornerstone
Chiropractic. One patient had
devastating pain in his lower
back and was taking so much
pain medication that he was not
eating. This patient lost an inch
off his leg because there was so
much pressure on the nerve, and
his doctors were telling him that
he needed surgery. After the first
treatment on the Accu-SPINA
system, the patient felt immedi-
ate relief, and 12 treatments later
he was completely without pain!
Two months after completing his
treatment, this patient called to
Back pain? Neck Pain? We offer relief!

B
ANG! The gun
sounds and theyre off!
They make a dash to
finish the school day and get
to their first high school job.
Friday is payday and they
notice the reduction in the
check for taxes and Social
Security with dismay. They
fit in homework, a few
household chores, and back
to school the next day to get
right back to work for the
new week. They make a con-
tribution into their savings
account, go shopping and
spend a couple dollars at the
mall.
They round the first
post running neck-and-neck
into college, where the track
gets a little rough. More time
is necessary for homework
and study, but a job is found
to earn a little money for
some of the pleasures in life
like dating, dancing and a ski
trip. Friday is payday. A con-
tribution is made into their
savings account. Bob is in
the lead!
Theyre into the open field
now, zooming toward their
future. Theyre going on
interviews, learning about
disappointment and yearning
for an opportunity with a
great company where their
fortune can be earned.
Finally, a job is found, but
they are still sending out
resumes, looking for a better
one. Learning the ropes is
the first task, finding nearby
temporary housing is the
next and managing commu-
tation costs another. Friday is
pay day. Bob starts an invest-
ment program to comple-
ment his savings plan and
starts making contributions
to both.
Wow, there is a huge
obstacle on the track, specif-
ically in Bobs lane and
boy is she gorgeous! On no,
hes being derailed ... hes
deviating from the trajectory
... his compass must be bro-
ken ... I think hes in love!
Bob has left the field and is
out of range. Gee, I hope he
can make it back.
Monday morning, amaz-
ingly, Bob is back at work
and on his success track.
Friday is pay day and Bob is
clearly in the lead now. He
has been adding to both his
savings and investment
accounts religiously for years.
But wait, Bob is not alone.
Mary is by his side, as his
wife. The storm clouds are
settling in and the path is
more precarious now. Bob
has gotten a raise; however,
his expenses continue to
increase. Insurance premi-
ums are rising, utility bills are
higher and now Bob and
Mary are buying diapers and
formula. Not to be deterred,
Bob remembers the training
he received from his compe-
tent financial advisor: Bob,
regardless of the expenses
that arise during your life-
time, always remember to
pay yourself first!
And so Bob remembered
and did just that. He added
to the savings account and
his investment account, and
initiated a college accumula-
tion account for his new baby
daughter that is also a retire-
ment plan for her. Bob saw
the field of competition thin-
ning out the farther he trav-
eled in the race.

obstacles and potholes, Bob
would remind himself of
another brilliant message
spoken to him by his finan-

friend: Bob, he said,
Never ever quit. Never take
your eyes off the finish line.
Invest wisely and invest
often, diversify your holdings
and participate in some
investments that offer princi-
pal guarantees and a guaran-
teed lifetime income for you
and Mary both! Most impor-
tantly, Bob, remember the 7
Ps: Proper Prior Planning

Period!
Bob remembered his les-
sons and practiced them dili-
gently. It felt like only a few
months had passed when Bob
received his first college
tuition bill for his daughter.
Bob just smiled when he told
Mary that they could simply
write a check for the total
four years of tuition, housing
and books, due to the expert
financial training he
received and practiced
throughout his whole life!
Before long, Bob and
Mary were participating in
their daughters wedding,
paid for effortlessly from his
portfolio, which would also
prove to be the major force
in providing his and Marys
retirement income in concert
with their Social Security
checks and meager pension.
Bob looked back over the
ground he had traveled along
with his peers. The race, as
he had referred to it, was won
by sheer determination, a
complete proactive and flexi-
ble retirement plan, the aid
of a retirement and estate
planning coach and a clear
concise mental picture of the
finish line that he and Mary
dreamed about, worked
toward and ultimately
accomplished!
If you would like to be
more like Bob, why not give
us a call to schedule a no-
obligation appointment to
discuss your retirement ideas,
plans and programs. Im sure
youll benefit from this small
investment of your time!

D
entin, as discussed in
the first part of this
series, is a unique
layer of the tooth. It is made
up of tiny tubes (dentinal
tubules) that go from the
inside of the tooth, the nerve
(pulp), to the outside (enam-
el). It is from these tubules
that the tooth has sensitivity.
Various stimuli (sensa-
tions) move the fluid in the
tubules inwardly or outwardly.
The movement of the denti-
nal fluid activates the nerve
endings at the pulp/dentin
junction,which causes the
pain. Anything that increases
fluid movement in the tubules
or softens the dentin
increases sensitivity.
Very strong brushing and
gum recession were two rea-
sons for dentin hypersensitiv-
ity. Gum recession can be
caused by over-brushing,
tooth grinding/clenching
(bruxism), and gum disease.
Poor oral hygiene leads to
many problems. The plaque
(bacteria) left around your
teeth from poor oral hygiene
and infrequent dental clean-
ings produces acids, which
cause decay, gum recession,
and dentin hypersensitivity.
Dental erosion can be
caused by diet, medications,
drugs, dry mouth, reflux, or
stomach acids. This exposes
dentin and can lead to severe
tooth wear when combined
with clenching or grinding.
Read all labels of food and
drinks for contents of harmful
acids, such as citric and ben-
zoic acids. Combing these
with sugar can do irreversible
damage.
Tooth-whitening acts by
applying hydrogen peroxide
in over-the-counter or pre-
scription doses from your den-
tist. It penetrates the enamel
and removes stains. If the
enamel is eroded or
missing,the peroxide can
cause pain. Over tooth-
whitening actually is dehy-
drating (drying out and
removing the fluids in the
tubules) the tooth and can
irreversibly damage the nerve
of the tooth.
This is why I insist on
monitoring all patients who
have their teeth whitened.
There are many products,
especially Colgate ProRelief
toothpaste, and prescription
fluorides that can treat dentin
hypersensitivity.
Part three will deal with
pulp damage to the tooth and
its symptoms, prevention, and
treatment.

say he was golfing. He felt his
life was saved through the use
of IDD Therapy. This is just
one of many success stories of
patients using the Accu-
Spina system!
Why should you consider
IDD Therapy?
If you are like most
back- and neck-pain suffer-
ers, you know the frustration
of finding good treatment
choices. Most options
involve high risk, significant
downtime and not much
more that 50 percent likeli-
hood of relief. Complica-
tions from surgery can be
severe and painkillers make
it difficult to carry on daily
activities.
IDD Therapy offers a
greater than 86 percent suc-
cess rate in treating and
effectively eliminating severe
back and neck pain condi-
tions. It is a gentle, comfort-
able therapy that painlessly
works to restore normal
spinal function.
The cost of IDD
Therapy is minimal when
compared to surgery, epidural
injections or other invasive
therapies.
IDD Therapy works for
which patients?
IDD Therapy works for
anyone with disc problems,
such as a herniated or
bulging discs, sciatica, spinal
stenosis, spinal arthritis and
chronic back pain. If a per-
son has a sprain or strain to
the back, this treatment will
also work to relieve it.
Is there pain associated with
this treatment?
No. When treating
patients suffering from disc
problems, you have to be
very careful, very gentle.
Every move is intensified.
This procedure is very gentle.
In fact, patients often fall
asleep on the table during
treatments.
Are there any side effects?
No. The patient is not
taking any risks with this
treatment. The IDD machine
is finely tuned and calibrat-
ed, and specifically set up to
work on each patients indi-
vidual needs, so there are no
risks!

eterans Day is an
annual holiday when
veterans of the
armed forces are honored and
celebrated in the United
States. Many people confuse
Veterans Day with Memorial
Day. While both days honor
members of the armed forces,
theres a distinction between
the two holidays. Memorial
Day, which is celebrated in
May, is a day designated for
remembering servicemen and
servicewomen who died
while serving. Veterans Day,
which is observed in
November, honors all mili-
tary veterans.
The role of the brave
men and women who serve
in the military is an impor-
tant one, and its one that
warrants appreciation and
celebration. The following
are a few easy ways to cele-
brate veterans and their sig-
nificant contribution to our
country this Veterans Day.
Offer your thanks. Serving
in the military can feel like a
thankless job, as those who
have not served might not be
aware of the risks men and
women in the military take
and the sacrifices they must
make to protect our country
and help the less fortunate
across the globe. As a result,
something as simple as saying
Thank you to a current
service member or military
veteran can go a long way.
Veterans know they dont
serve in vain, but its still a
great idea to let them know
how much you appreciate

their efforts and sacrifices.
Help families of active mil-
itary. Many service members
are currently stationed and
serving overseas, and their
families back home may need
or just appreciate a helping
hand. Invite family members
of active military over for
dinner, offer to do chores like
cutting the grass or shoveling
the driveway when it snows
or help around the house if
something needs fixing. Even
if families of active members
serving overseas appear to be
getting along great, offer your
friendship and let them know
youre there to help should
anything arise.
Visit hospitalized veterans.
Unfortunately, many veter-
ans are hospitalized after suf-
fering an injury during a tour
of duty. These veterans sacri-
ficed their physical well-
being to protect our way of
life, and many spend extend-
ed periods of time in the hos-
pital. Visiting a hospital to
get to know a veteran and
spend some time with him or
her, sharing a few laughs and
thanking them for their serv-
ice, is a great way to cele-
brate the holiday and lift a
veterans spirits at the same
time. Recruit friends and
family members to visit hos-
pitalized veterans as well.
Pay for a veterans night out
on the town. Like many peo-
ple, veterans appreciate an
escape from the daily grind.
Men and women who want
to show their appreciation to
veterans can treat a veteran
to a night out on the town.
Have extra tickets to a ball-
game or play? Donate them
to a local VFW. Or if you see
a veteran out on the town,
offer to pay for his meal.
Thank businesses who sup-
port veterans. Many busi-
nesses show their gratitude to
veterans by offering them
free services on Veterans
Day. When a local business
shows its appreciation to vet-
erans, patronize that business
and let them know you
appreciate their efforts to
help.

Thank a Veteran!
O
besity is a growing
problem in todays
society. Our feline
friends are no exception. The
difference is that they rely on
us to regulate their food and
exercise. Obesity is a condi-
tion that is both preventable
and treatable but requires
some effort and patience. The
rewards are having your cat
live a healthy, happy, and
most importantly longer
life.
Prevention is much easi-
er than taking off the excess
weight once it is there. Just
like people, the name of the
game is diet and exercise. I am
an advocate of keeping your
cat indoors, so this doesnt
mean to start letting it out-
side. Instead, dedicate some
time everyday to play with
your cat. Not only will it pro-
vide exercise, but also stimula-
tion. Two favorite types of
toys are string toys or laser
lights.
The other component of
prevention is diet. First, with
the assistance of your veteri-
narian, an appropriate food
should be chosen. Cats need
different types and amounts of
food during their life stages.
This does not include table
food or excessive amounts of
treats. The biggest mistake is
feeding your cat free choice
that is, just keeping the bowl
full. Some cats regulate their
intake but most will overeat;
therefore its best to provide
food in measured meals.
The most objective way
to tell if your cat is overweight
is to have your veterinarian
assign a body condition score.
Basically two things are
assessed: one, the ribs should
be felt easily with only a slight
amount of fat over them, and
two, look at your cat from
above and from the side at the
area between the last rib and
hind legs; they should have a
definite waist or hourglass
shape.
Overweight cats have
many of the same health risks
as overweight people. One of
the most common complica-
tions of obesity in cats is dia-
betes. One of the early signs
of diabetes are an increase in
thirst or urination. Other
health risks include arthritis,
heart disease, liver disease,
urinary obstruction in males
and skin problems. All these
can contribute to a decreased
quality and length of life.
If your cat is indeed over-
weight, it is time to start a
weight reduction program
now. As we all know, theres
no quick fix for weight loss.
The first step is to have your
cat examined by a veterinari-
an prior to initiating a weight
control program. Since cer-
tain medical conditions can
cause obesity in cats, it must
be determined if there is an
underlying cause or if there
are other conditions present
that could complicate weight
loss. Your veterinarian can
also help you determine a
realistic weight goal. It is
important to understand the
process may take a long time
because even a small amount
of weight loss is a large
percentage of the cats
overall body weight.
Plus, rapid weight loss
in overweight cats is
risky because it can
result in liver disease
called hepatic lipidosis
(fatty liver).
The focus of the weight
loss program is the same as
with prevention: diet and
exercise. There are two main
ways to cut down on calories:
feed less of the food the cat is
currently eating or switch to a
weight reduction diet. Table
scraps also need to be elimi-
nated and treats minimized.
Feeding less may just entail
measuring meals instead of
free choice, but weight loss
foods are usually more success-
ful. Weight loss diets are typ-
ically either low calorie/high
fiber or low carb/high protein.
They can provide reduced
calories and also keep your cat
satisfied so theyre not waking
you up to be fed. Exercise pro-
grams for cats seem more diffi-
cult than those for dogs.
Trying new toys, initiating
playtime and getting the
whole household involved are
important.
All this hard work will
keep your cat happier and
healthier so you can enjoy a
longer life together. For more
information, visit petfit.com.

filled with tradition.
Many families have
their own unique customs,

anxiously anticipating the
look on their loved ones'
faces when they open their
presents. But holiday shop-
ping is even more enjoyable
for shoppers who can save a
little extra money. The fol-
lowing are a few tips for
shop-
pers who still want to give
the perfect gifts but don't
want to break the bank.
Stop paying for shipping.
Many people now do their
holiday shopping online.
Online shopping can be
more convenient and give
consumers more options. But
some shoppers still shy away
from online retailers for fear
of high shipping costs.
However, some retailers offer
free shipping to consumers
who spend a certain amount
of money. In addition, savvy
shoppers can scour the
Internet for free shipping
codes they can use at check-
out. Some retailers even offer
free shipping during the holi-
day season (last minute pur-
chases might not be eligible)
to entice customers.
Empty your wallet of gift
cards. Gift cards are popular
gifts come the holidays, but
many gift card recipients fail
to use their cards prior to
their expiration dates. Many
cards expire 12 months after
their initial purchase date. If
your wallet is filled with gift
cards you received last holi-
day season, use them to buy
gifts for friends and family
now before they expire.
Make a list. Santa Claus is
renowned for making a list
come the holiday season, and
holiday shoppers should fol-
low his lead. Prior to your
first holiday shopping trip,
make a list that includes the
names of friends and family
to buy for and what you want
to buy for each one of them.
Doing so decreases the
chances you'll forget some-
one and be forced to drive
back to the mall. Reducing
the number of shopping trips
you have to make will con-
serve fuel and save you a sub-
stantial amount of money
and time.
Pay in cash. If you're not a
fan of online shopping, then
use only cash when shopping
at brick-and-mortar stores.
Paying with cash eliminates
the risk of overspending with
credit cards, which will come

E
nergy prices are con-
stantly going up.
Whether its for elec-
tricity, natural gas, gasoline,
heating oil or propane, the
trend is constantly up. We
may have periods of time
when it goes down or stays flat
for a while, but it has always
trended up and will continue
to do so.
So, what can you do
about it? There is a solution
for your home and its called
net zero. What this means is
that over the course of a full
year, the homeowner nets out
paying no cost for any energy
charges to heat, cool or elec-
trify the home and has no
costs for hot water. That not
only helps reduce our coun-
trys dependence on foreign
fuels, but also has a significant
positive effect on the environ-
ment. The average carbon
footprint for a two-person
household in the U.S. is
41,500 pounds a year. A fami-
ly of four is around 60,000
pounds each year. That is a
staggering amount.
How can you accomplish
a net zero home? Joe Lavalle
from Little Falls recently
became one of the few homes
in North Jersey to be net
zero. Joe recently had a geot-
hermal heating and cooling
system and a solar electric sys-
tem installed by the Solar &
More Store of Pompton
Plains.
I had to replace my fur-
nace and air conditioning sys-
tem, which were outdated,
inefficient and at the end of
their useful lives. It was a nat-
ural for me to look at geother-
mal. When Solar & More
explained how I could also
eliminate my electric bill, it
was a no-brainer, said
Lavalle.
His geothermal
system will reduce
his heating and
cooling costs by
about 70 percent.
Installing a solar
electric system will
reduce the remain-
ing 30 percent, as
well as reduce all
costs for electricity.
Lavalle will see a
payback on his sys-
tems in fewer than five years.
When the coolant sys-
tem was turned on in the heat
of the summer, the inside of
my home actually felt as if
fresh air were being pumped
into it, said Lavalle. And
when it was time to turn on
the heat, there was a feeling as
though a blanket were placed
over my home and it just
warmed up naturally. You kind
of wonder why everyone does-
nt pursue this method of cool-
ing and heating! he said.
In designing Lavalles
systems, Solar & More also
incorporated relighting his
home with LED bulbs.
I had the curly CFL
bulbs in my home already.
They showed me how chang-
ing those to LEDs would save
even more money. And I can
now use them with my dim-

A
utumn is the season
when pumpkins are
ripe for the picking,
and thousands of people flock
to local farms and roadside
vendors to select perfect pump-
kins. Many pumpkins are
turned into decorative jack-o-
lanterns for Halloween, only to
be tossed in the trash come
November 1.That could be
because many people are
unaware of the various ways
they can put pumpkins to good
use.
Pumpkins are gourds and
members of the squash family
and have been grown and used
for thousands of years.
Evidence suggests that pump-
kins date back to 7000 B.C.,
possibly originating in Mexico.
Today they are widely used for
decorating around Halloween,
but there are many other
things that can be done with
pumpkins.
Create a food vessel.
Pumpkins can be transformed
into bowls to hold soup,
punch, fruit, or even dips.
Make sure the pumpkin has
been cleaned well of its pulp
and seeds, as well as the stringy
flesh that is inside. Rub the
inside walls of the pumpkin
with oil to keep them from dry-
ing out and caving in, then fill
with your food of choice.
Make pumpkin puree. Puree
from a pumpkin can be used in
all types of recipes, from soups
to baked goods. The puree also
can replace the oil in cake
recipes. Cut the pumpkin and
scoop out the seeds and stringy
membranes. Then place it cut-
side-down in a pan with a little
water in the bottom. Bake at
350 F for around 90 minutes.
The flesh will become tender
and easily removable. Blend
the resulting puree in a food
processor and reserve flesh for
recipes. Some pumpkins are
sweeter or better to use as part
of recipes. Check the variety
youre purchasing.
Whip up a facial. Use some
pumpkin puree with a little
brown sugar and a dash of milk
to create a vitamin-rich facial
mask.
Get illuminated. Turn hol-
lowed-out mini pumpkins into
candles. Melt soy wax,
beeswax or the gel type of can-
dle wax that can be found at
most craft stores. Add your
favorite scent and place a wick
into the bottom of the pump-

kin. Then pour the wax into
hollowed-out space and allow
it to harden. Try the same
thing with bumpy and multi-
colored gourds for added deco-
rating appeal.
Turn the pumpkin into a
flower pot. Fill a hollow pump-
kin with soil. You may not
have to worry about scraping
the pumpkin completely clean
because the pulp can be used to
help fertilize the potting soil.
Plant your favorite fall flowers
into the festive and earth-
friendly flower pot. When the
pumpkin shows signs of rot-
ting, simply put the whole
thing into a traditional flower
pot or bury it directly in the
ground.
Make pumpkin stock. While
vegetable or meat-based stocks
may be the standards, pumpkin
can be used to make stock as
well. Clean out the seeds from
the stringy guts of the pumpkin
and put the guts into a pot
filled with water. Add celery,
carrots or any other aromatic
vegetables for extra flavor.
Allow to boil for at least 30
minutes. The stock is ready
when it begins to change color.
Strain and reserve the stock for
use in a variety of recipes.
Add to compost bins.
Pumpkins are rich in zinc, vita-
min A and vitamin C, among
other nutrients. You can add
the discarded pumpkins to
your backyard compost bins to
further replenish the soil.
Turn into a billowing caul-
dron. Instead of a standard
jack-o-lantern, put a glass jar
into the carved pumpkin, add
dish soap and hot water to the
jar and then put in a piece of
dry ice. Bubbles and smoke will
pour out of the pumpkin to
create a spooktacular effect.

espite the architec-

ences of Greece on
modern American
society, traditional
Greek food has fall-
en through the cracks.
Sure, everyone loves a good
gyro, but it seems to be lost on
the general public that Greek
cuisine offers so much more
than just feta and tzatziki sauce.
I had the opportunity to
dine at Opa, a Greek restaurant
in Wayne, and found that there
is significantly more to this cui-
sine than what is apparent on a
day-to-day basis. There is a
fresh and flavorful charm
infused into every dish that
keeps diners coming back for
more.
Opa was opened three
years ago in January 2010 by
three childhood
friends: Thomas, James and
Milton. Greek food was always
a passion of Miltons, whose
family owned a Greek restau-
rant in Northvale. He and his
two friends wanted to create a
restaurant that would take
guests on an elegant gastro-
nomical journey of the tastes,
smells and textures of Greece.
And an elegant gastro-
nomical journey it was!
We met with Thomas,
who introduced us to Chef
Dena Arimblias. Dena pre-
pared for us a first course
of several hot and cold
appetizer selections
that were absolutely
fantastic. There was a
series of cold dips, some
with caviar, potato, garlic and
jalapenos. My personal favorite
was the roasted eggplant dip
(melitzanosalata). All dips
were served with fresh warm
pita. On the warm side, we
enjoyed a spinach and arti-
choke dip complete with a
decadent feta, ricotta and
cream cheese combination. As
if that wasnt enough, we
enjoyed a Greek take on cala-
mari. Rather than fried rings,
Opa serves whole calamari
stuffed with spinach and feta
cheese.
Our main course was a

when the bills are due. Take
a predetermined amount of
cash with you when shop-
ping, and once that money is
gone, then its time to go
home.
Dont be tempted by retail-
er credit cards. Retailer cred-
it cards can be very tempting,
especially when the cashier
offers an immediate 20 per-
cent discount if you sign up
for the card at the register.
But that discount comes at a
steep price down the road.
Not only will you be receiv-
ing a bill after the holiday
season, but that retailer cred-
it card will most definitely
feature a high interest rate
that can negate the initial
discount at the register
unless you pay off the bal-
ance in full.
Create spending parameters
with your immediate family.
The economy has yet to fully
recover from the downturn
that began nearly half a
decade ago. As a result, many
people still approach the hol-
iday shopping season with a
degree of trepidation. Get
together with your immedi-
ate family and establish
spending parameters so no
person feels like he or she has
to spend too much money on
holiday shopping. Agree that
no gift should cost more than
$25. Everyone will still enjoy
the holiday season and one
anothers company, and they
wont be forced to deal with
the stress of overspending.

Greek cuisine. Catering and

mer switches, which I couldnt
do with the CFLs, said
Lavalle.
Lavalles conversion to
geo and solar was a smart
choice. However, not all
homes can take advantage of
this. If your furnace and air
conditioning systems are not at
the end of their useful lives, it
may not pay to do geo. But if
you have an average electric
bill of over $100 per month,
with current federal and state
incentives, solar usually can
give you an immediate savings.
Once you have a solar electric
system, you never have to
worry about the ever-increas-
ing cost of electricity because
youre producing your own. Its
like buying an insurance policy
against electricity price
increases.
So, there is a way to get to
a net zero home. Look into
these technologies and youll
be surprised at how affordable
and practical they are.
Tom Ferraro is the owner
of the Solar & More Store, a
retail showroom located at 598
Route 23 in Pompton Plains.
Solar & More sells and installs
solar, geothermal and other
renewable energy systems, as
well as energy-efficiency prod-
ucts. Visit the Solar & More
Store and support your local

Owe more than your
home is worth?
A net zero energy home is now possible
continued from page 17
A
fter years of funny
financing and few
limitations on loans,
banks and other lenders have
tightened up their lending poli-
cies. As a result, homeowners
considering a home improve-
ment project might need to
look elsewhere to secure
financing.
There are no certainties
in the real estate markets.
Though statistics suggest
marked improvement in home
sales over just a few months
ago, many homeowners remain
wary about selling their home
to try to move up to something
bigger and better. The National
Association of Home Builders
says many people are choosing
to stay put in their homes and
remodel or make renovations
to transform the house into
something more comfortable.
While there are many worth-
while home renovation proj-
ects, the NAHB recommends
projects that bring your home
up to par with the neighbors'. It
doesn't pay to transform your
home into the most expensive
on the street -- unless you plan
to live there for the rest of your
life. Real estate experts recom-
mend that a remodeling invest-
ment increases the value of
your house by no more than 10
to 15 percent above the medi-
an sales price in your neighbor-
hood.
When it comes time to
finance a remodel or renova-
tion, you may not know where
to start. Credit restrictions on
home mortgages that have
troubled many would-be buyers
have also plagued individuals
looking to finance home
improvements. However,
homeowners hoping to finance
a project do have options, and
not all of them require stellar
credit ratings.
Borrow against a retirement
plan. Many retirement plans,
such as a 401(k), allow plan
members to take out a portion
of the savings to put toward a
home loan. This does not mean
you are taking money out of the
account permanently. Rather,
you are borrowing against your-
self, with repayment necessary
in a certain timeframe. Because
these loans often offer very low
interest rates, and essentially
the interest is being paid back
to you, they might be a good
option for men and women
who cannot secure a tradition-

al loan. However, if you have been laid off, there
may be a shorter repayment period. Also, the
interest on these loans is not tax-deductible.
Apply for a home equity loan. Many people
have heard of a home equity loan, and it is usu-
ally the first choice when borrowing funds for
renovations. Essentially a home equity loan is
taking out a second mortgage on your home to
pay for the work you want to have done, which
is based on the equity, or the difference between
the home's fair market value and the outstand-
ing balance of all liens on the property. The
interest on these loans is tax-deductible, which
can make this financing option quite popular.
Secure a home equity line of credit. A home
equity line of credit, or HELOC, is another type
of home equity loan. Instead of receiving a lump
sum to use toward renovations like you would
with a traditional home equity loan, a HELOC
is sort of a credit card type scenario based on the
equity in your home. You are given a line of
credit, against which you can buy items. This is
good for intermittent needs, when one large sum
is not needed. HELOCs have a draw period, dur-
ing which the borrower can use the credit, and a
repayment period, during which it must be
repaid. HELOCs generally have lower mortgage
fees at the start and are generally subject to the
same tax incentives as regular home equity
loans.
Consider refinancing. Interest rates on mort-
gages are at historic lows. You may qualify to do
a cash-out refinance, where you borrow against
the value of your home and create an entirely
new mortgage at the lower rate. Although you
will start your mortgage all over from day 1 and
have to pay closing fees, this type of refinancing
can be more advantageous to homeowners with
significant equity in their homes.
Apply for a government-sponsored loan. The
government may offer programs aimed at help-
ing individuals who are underwater on their
home loans borrow money to make necessary
improvements. While the funding cannot be
used to purchase luxury items, such as a swim-
ming pool, it can be used for necessities.
Residents of the United States can explore FHA
203(k) refinance options and an FHA title 1
improvement loan.
Discuss financing with your contractor. Some
contractors may offer financing. Keep in mind
that the interest rates may be high, and it may be
difficult to investigate the security of these types
of loans.
Many homeowners also look to credit cards
to help finance some home renovation projects,
but they should be used as a last resort. Credit
cards typically come with high interest rates, and
while they are good for some small projects,
financing larger projects on a card may land you
very deep in debt.
Homeowners who choose to stay in
their homes and make renovations have a
host of options at their disposal to finance
those projects.
